Houses for Sale in North-East Sidney

The 14 houses for sale in early October ranged from a smaller or older home around $750,000 to larger new or view homes near $1.8 million, with most between about $950,000 and $1.3 million. They are found on streets such as Malaview, Colinwood, Bowerbank, Resthaven, Siddall, Amelia and Chicory, a mix of homes from the early 1900s through the mid-century and a run of new construction completed recently.

For buyers who want a detached home and yard within walking distance of a seaside downtown, north-east Sidney is one of the more appealing pockets on the Saanich Peninsula.

Character & New Houses

North-east Sidney houses range from century and mid-century homes near the water to new builds on infill and rebuilt lots. An older home can mean a larger lot, mature landscaping and character, and rewards a careful inspection; a new home brings contemporary finishes, modern energy efficiency and, often, warranty coverage, so confirm whether GST applies. The mix gives buyers real choice between renovating and moving straight in.

Suites, Lots & Water Views

Some north-east Sidney houses include a suite or the space to add one, which helps with financing; confirm legality and permits. Lot sizes vary, and homes closer to the water may enjoy ocean or harbour glimpses. If a view is part of the appeal, confirm what is protected and what could change, and factor exposure into any near-shore lot.

Bedrooms, Size & Layout

North-east Sidney houses are mostly family-sized, with three to five bedrooms common and living area often between about 1,400 and 2,300 square feet. Layouts range from older ramblers and character two-storeys to modern homes with primary suites up and flexible lower levels. Think about how the layout suits your household and whether any lower level is finished, permitted and suited to a suite.

Price per Square Foot for North-East Sidney Houses

Across the detached listings the average worked out around $660 per square foot, reflecting Sidney's walkable, seaside premium. Price per square foot is only a guide here, since a new build, a suite, a bigger lot and any ocean outlook can all justify paying above the raw number.

Who Buys a North-East Sidney House

The typical buyer is a family or professional wanting a detached home within walking distance of downtown and the water, a downsizer trading a larger suburban house for a walkable one, or a buyer drawn to Sidney's seaside lifestyle and mild climate. Some want a turnkey new build; others will take an older home on a larger lot.
