Greater Victoria Acreage Market Analysis

Greater Victoria Acreage Properties Report

Track current asking-price patterns, active inventory, price per square foot and market time for Greater Victoria acreage properties represented in the same active acreage search used by the regional acreage-property hub.

Acreage market caution: acreage properties are highly property-specific. Parcel size alone does not establish comparable value. Usable land, zoning, ALR status, water, septic systems, access, outbuildings, topography, privacy, views, waterfront and permitted uses can materially affect both value and marketability. These figures describe current active listings rather than completed-sale statistics.

Report Scope

Active Greater Victoria Acreage Property Inventory

This report is designed to track the same active acreage inventory used by the Greater Victoria acreage-property search hub. Keeping the report population aligned with the hub is important: the report charts, the hub's live statistics and the underlying acreage search should not be describing different sets of properties.

What belongs in this report: active properties meeting the same acreage criteria as the All Homes on Acreages search. Ordinary suburban houses on larger residential lots are not included.
Inventory & Pricing Analysis

Greater Victoria Acreage Price, Inventory & Market-Time Charts

These charts summarize the active acreage inventory contained in the market-report table below. They show current asking-price distribution, market exposure and price-per-square-foot patterns rather than completed-sale statistics.

Inventory by Asking-Price Range

Current Greater Victoria acreage inventory grouped by asking price.

Days on Market Distribution

Current acreage listings grouped by their exposure to the market.

Price per Square Foot

Distribution of current acreage homes with usable living-area data.

Asking Price and Market Time

Each point compares one current acreage asking price with days on market.

Charts represent active listing information displayed in this report and do not represent completed-sale statistics. Greater Victoria acreage inventory can include modest rural homes, equestrian properties, farms, waterfront acreages, view estates and very large private holdings. Regional averages can therefore move materially when the composition of active inventory changes. Price-per-square-foot analysis uses only listings with usable living-area data.

How to Read the Numbers

Acreage Values Are Driven by More Than Parcel Size

Use the charts as a current inventory snapshot, then compare the land, improvements, servicing and location characteristics that actually drive acreage value. Two properties with the same number of acres can compete in entirely different segments of the market.

01

Usable Land & Topography

Gross acreage is not the same as usable acreage. Level pasture, agricultural soil, sunny exposure and accessible open land may provide very different utility from steep rock, wetlands, dense forest or environmentally constrained areas. Compare what the land can actually support, not just the parcel-size figure.

02

Water, Septic & Rural Servicing

Some acreage properties have municipal water while others rely on wells. Septic systems, pumps, water treatment, private roads, propane, long utility runs and other rural infrastructure can materially affect ownership cost. Capacity can also matter where buyers plan irrigation, livestock or additional accommodation.

03

Zoning, ALR & Permitted Uses

A large parcel does not automatically permit subdivision, multiple dwellings, commercial activity, farming, short-term accommodation or major accessory buildings. Municipal zoning and, where applicable, Agricultural Land Reserve rules should be reviewed before assigning value to a proposed future use.

04

Improvements, Privacy & Location

Barns, workshops, equestrian facilities, guest accommodation, fencing, landscaping, road access, views, waterfront and separation from neighbours can all have significant value. Proximity to Victoria, Sidney, Langford and major transportation routes can also influence resale depth and buyer demand.

Acreage Market Interpretation

Why Greater Victoria Acreage Averages Can Move Sharply

The Greater Victoria acreage market is not a single homogeneous housing segment. A one-to-three-acre residential property in North Saanich may be competing with a very different buyer from a large agricultural holding in Central Saanich, a wooded estate in Highlands, an equestrian property in Metchosin or an oceanfront acreage farther west.

That heterogeneity matters when reading average asking prices. If several high-value waterfront estates or large rural holdings enter or leave the active inventory, the regional average can change without indicating an equivalent change in the value of a typical acreage home. The same issue applies to average living area and price per square foot.

Days on market should also be interpreted with property type and price range in mind. Highly specialized acreages can require a narrower buyer pool and may remain available longer than conventional urban housing. Conversely, a well-priced acreage with usable land, good access, practical servicing and strong proximity to Victoria can attract buyers relatively quickly when comparable inventory is scarce.

Regional Market Differences

Acreage Markets Across Greater Victoria

Location has a major influence on acreage pricing because rural land, access, servicing and buyer demand differ substantially across the Capital Region.

Central Saanich

Agricultural land, hobby farms, equestrian properties and established rural residential holdings are common influences. ALR status, soil, drainage, water and permitted agricultural uses can be significant.

North Saanich

Rural estates, wooded acreages, equestrian properties and waterfront holdings compete within a market that also benefits from proximity to Sidney, Victoria International Airport and Swartz Bay.

Rural Saanich & Highlands

These areas can provide acreage living relatively close to Victoria, but terrain varies widely. Forest, rock, driveway access, wells, septic systems and usable land should be compared carefully.

Metchosin & Sooke

Buyers may find larger parcels, equestrian properties, forested land, ocean views and substantial privacy. Distance from the urban core, road access and rural maintenance become increasingly important.
