Existing vs Potential

A legal suite with a tenant adds income from day one, while suite potential may mean a basement that needs permits, fire separation and a kitchen. Both count here, so the average price sits between two quite different products.

Zoning Has Widened the Field

Courtenay, Comox, Cumberland and Campbell River now allow three or four units on most residential lots, which adds lot size and servicing to the value of a suite home. Larger, serviced lots can carry more value than the suite itself.

Rural Second Dwellings

Acreages in Merville, Black Creek and Royston with a carriage house, cottage or manufactured home as a second dwelling can carry the flag. Land drives their price, so they lift the average without saying much about city suite homes.
