Track current market conditions for houses with an existing or potential suite on Vancouver Island north of the Malahat, including asking-price ranges, price per square foot, days on market and active inventory drawn from Vancouver Island Real Estate Board MLS® listings. The figures update as homes are listed, sold or repriced.
Suite home market caution: Homes with suites are larger than the average house, often with four or more bedrooms, and this group also includes acreages with a second dwelling, side-by-side homes on one title and the occasional estate, so the average price and living area run well above the general house market. The figures also mix permitted suites, unauthorized suites and homes with only potential for one. Compare homes with similar suite status, size and setting.

How to Read the Numbers
Understanding Vancouver Island Suite Home Market Data
A suite adds income or family space, but the statistics cannot tell a legal suite from a lower floor with a second kitchen.
01
Existing vs Potential
The report combines homes where the listing says a suite exists with homes that only have potential for one. A permitted, rented suite with a lease adds more value than a lower floor that could be converted, so check each listing’s suite status before comparing it with the averages.
02
Acreages and Large Homes Stretch the Range
Rural properties with a carriage house or second residence, and large custom homes with in-law suites, list in the same category as city split-levels. A few high-priced estates can lift the average well above what a typical Nanaimo or Courtenay suite home costs.
03
New Zoning, Same Building Code
Small-scale multi-unit zoning now allows suites or extra units on many more lots, which adds to the number of homes advertised with potential. Building a suite still takes permits, code upgrades and servicing, so potential is not the same as income.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
