Brentwood Bay offers a mix of homes in one seaside village. In early October 2026 the 35 active listings split into about 19 detached houses, seven townhomes and six condos, with prices from just under $500,000 for a one-bedroom condo to nearly $2.8 million for a waterfront house. That range, in a compact village with a genuine centre and strong waterfront, is unusual on the Peninsula and a large part of the appeal.

The result is a neighbourhood that suits families, downsizers and buyers seeking waterfront alike, all within a community that keeps its village feel while being a short drive from Victoria and the airport.

Brentwood Bay Houses

Detached houses are the heart of Brentwood Bay, with about 19 for sale in early October from roughly $725,000 to $2.8 million. Brentwood Bay Townhomes

Townhomes are a steady part of the market, with about seven for sale in early October from roughly $645,000 to $1.3 million. They are found in well-run complexes around Wallace Drive, Clarke Road and Verdier Avenue, mostly two- and three-bedroom homes. For families and downsizers who want low-maintenance living close to the village, they are a practical option, though supply is limited enough that there is no separate townhome page.

Brentwood Bay Condos

Condos are the affordable entry point, with about six for sale in early October from just under $500,000 to around $720,000, mostly one- and two-bedroom homes in newer buildings along West Saanich Road and Wallace Drive, some built in the past few years. Few Peninsula communities have this combination of a walkable centre, waterfront and a world-class landmark on the doorstep.

Brentwood Bay is served by the Saanich School District (SD63). Stelly's Secondary School is nearby, along with elementary schools in the village and surrounding Central Saanich. With parks, the waterfront, trails and farmland close at hand, it is a family-oriented community, and confirming the specific catchment for an address with the district is worth doing before you buy.

Getting Around & the Peninsula

Brentwood Bay is roughly 25 to 30 minutes from downtown Victoria and close to the airport and the Swartz Bay ferries at the north end of the Peninsula. The small Mill Bay ferry crosses the inlet from the village, a scenic shortcut toward the Cowichan Valley and up-Island.
