Manufactured Homes $400,000+ Market Report

Track the top of Greater Victoria's manufactured home market: newer multi-section homes in leasehold communities near Saanichton, 1990s homes in View Royal's adult parks, recent homes near Sooke's Billings Spit and homes on owned lots in Sidney and Langford. The figures below are generated from current MLS® data and update as homes are listed, sold or repriced.

Upper-end caution: Above $400,000 the land arrangement does most of the work. A home on its own bare land strata lot, a home on a long prepaid lease and a home on a lease with rent reviews ahead can carry similar asking prices but very different long-term costs and resale prospects.

How to Read the Numbers

Reading the $400,000+ Numbers

Higher-priced manufactured homes are concentrated in a few communities. These four points help put the figures in context.

01

Newer, Larger Homes

Most homes in this range were built in the 1990s or later, many since 2010, and many are multi-section plans of 1,200 square feet or more. Year built and floor area explain much of the spread.

02

Lease Term Drives Value

On leased land, the years left on the lease and whether rent is prepaid can matter as much as the home. A shorter remaining term usually means a lower price and fewer lenders willing to finance it.

03

Owned Land Is Rare

Only a small share of listings sit on land the owner holds title to, such as a bare land strata lot. When one comes up it can sell at a clear premium to a similar home on a pad.

04

One Community Can Dominate

A release of new homes in a single leasehold community can make up a large part of this list for months, pulling the averages toward that community's prices and lease terms.
