The area combines several local markets with different buyers, building ages and services, and each one weighs on the figures in its own way.
Nanaimo usually supplies most of the area's listings, from older homes in Harewood and the Old City to condos downtown and newer subdivisions in the north end. Its volume means city listings dominate the area-wide averages, so a separate look at Oceanside or the south end often tells a different story.
Parksville, Qualicum Beach and Nanoose Bay attract downsizers and retirees, which keeps demand high for single-level homes, patio homes, 55+ buildings and beachfront condos. Golf and marina communities such as Fairwinds and Eaglecrest add higher-priced homes to the mix.
Acreages in Cedar, Yellow Point, Errington, Coombs and Bowser and homes on Gabriola Island depend on wells, septic systems and, for Gabriola, the ferry. Land, outbuildings and water supply affect their value more than living area, which makes price per square foot a weak guide.
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
