About these figures: the map and the listings on this page show Westhills detached houses only. There are too few detached houses for a separate report, so the six statistics describe the whole Westhills market.
Search newer detached houses for sale in Westhills, Langford: family homes around Langford Lake, some with lake and valley views, near the YMCA, Belmont Market and Belmont Secondary.
Westhills houses for sale are the largest homes in this master-planned Langford community: newer detached family homes, most with four or five bedrooms and around 2,200 square feet, built from 2009 onward on the hills around Langford Lake. Some sit on view lots looking over the lake or across the valley.
They offer newer construction and family space close to the lake, the YMCA, Belmont Market and Belmont Secondary. The live statistics above show how many houses are for sale now and at what prices, and the Westhills market report shows the wider market, since there are too few detached houses for a separate report.
Westhills houses were built mostly since 2009, with some brand-new homes.
Hillside lots give some houses outlooks over Langford Lake and the valley.
Four- and five-bedroom plans around 2,200 square feet suit growing families.
The lake, the YMCA, Belmont Market and Belmont Secondary are all within reach.
Westhills houses range from homes built in the first phases around 2009 and 2010 to brand-new construction, so the stock spans roughly fifteen years but stays uniformly newer than most Westshore subdivisions. Living area generally clusters around 1,700 to 2,700 square feet, with four or five bedrooms common. Because the homes are relatively uniform in age, the differences that matter are floor plan, lot position, view and finish.
For a buyer who wants a newer family home on the Westshore with a lake and recreation at the doorstep, Westhills houses are among the most complete options going.
Westhills covers 517 acres of hillside between the south end of Langford Lake and Mount Wells Regional Park. Planning began around 2006, the first homes were finished in 2009, and the community is still owned by the Stewart family of Langford and built out by Westhills Land Corp. Locals call the earliest streets "old Westhills". Newer phases have climbed the slopes along Constellation Avenue, where the developer marked its 1,000th home at a scenic high point, and the company has said there is undeveloped land to the west planned for more housing.
That history matters when you compare Westhills houses for sale. A house in the first phases has had more than a decade to settle in, with mature planting and an established street; a house on a newer street may still have construction on the lots around it for some time.
The community has been built in phases, so houses span about fifteen years of construction, and new homes continue to come to market on streets such as Constellation Avenue. A newer home carries fewer maintenance questions than an older one and may still be under warranty. For a brand-new house, confirm whether GST applies and is included, ask for the 2-5-10 home warranty provider and start date, and for an unfinished home, understand the completion date and what happens if it moves.
Westhills climbs the hills around Langford Lake, so some houses enjoy views over the lake or across the valley. A view adds to both the price and the appeal, but it often comes with a sloping lot and stairs. Walk the property, check how the house is oriented to the outlook and the sun, and look at the driveway and yard, which on hillside lots can be steeper or smaller.
Westhills was planned with its own utilities. The first 500 homes are served by a geothermal heat-exchange system, and a separate company, Sustainable Services Ltd., runs the community water supply, including two water tanks on the hilltops. If you are looking at a house in the early phases, ask whether it is connected to the community energy system, what the owner pays for heating and cooling, and who maintains the equipment inside the house. Those answers belong in your comparison alongside the age and size of the home.
Westhills is built for families, and the houses reflect it: four and five bedrooms, open main floors, double garages and usable outdoor space. The draw is the setting, with Langford Lake, the Ed Nixon Trail, the YMCA and Belmont Secondary all close by. For households with children, the combination of a newer home, recreation and schools in one planned community is the main appeal.
All three school levels are inside or beside the community. Pexsisen Elementary teaches kindergarten to Grade 5, Centre Mountain Lellum Middle School takes Grades 6 to 8, and Belmont Secondary, on the lakefront, teaches Grades 9 to 12 with a French Immersion option. Belmont opened in 2015, built to LEED Gold standard, and is among the largest high schools on Vancouver Island. Confirm the catchment for a specific house with the Sooke School District (SD62).
Some Westhills houses are built with, or allow for, a legal suite, which can help with mortgage qualification. If income is part of your plan, confirm that the suite is permitted at that address, whether it is finished and self-contained, and what the City of Langford allows. Base any budget on verifiable rent, and remember that a suite affects how the house lives day to day.
Langford's 2024 zoning update widened the options. In general terms, secondary suites are now allowed inside one-family houses in many residential zones, and detached garden suites need a lot of at least 400 square metres. Because Westhills lots are compact and the rules vary by zone, check the zoning and lot size for a specific address before you plan on a second unit.
Much of the green space around Westhills houses was set aside as the community was planned. Parkdale Hill, 35 acres of forest with a disc golf course and a Garry oak ecosystem, was dedicated to the City in 2021. The Langford Gravity Zone and Nature Trails, 130 acres donated by Westhills, has hiking and mountain biking for every level. Closer to home, Westhills Park and the newer Atlas Drive playground serve young families, the Central Wetlands and Paradise Ponds have quiet loop trails, and Lakepoint Park has a large swimming dock on Langford Lake.
Most Westhills houses have four or five bedrooms and three or four bathrooms, with living area generally between about 1,700 and 2,700 square feet and some larger homes above 3,000. Many are two- or three-level homes on hillside lots, with the main living areas on the entry level and bedrooms above or rooms below. Think about how the levels and stairs suit your household.
Westhills houses tend to price lower per square foot than the established east-side Victoria neighbourhoods, reflecting the Westshore location and newer, efficient construction. Because the homes are similar in age and style, price per square foot is a useful comparison here, though view lots command a premium the raw number does not capture. The live statistics above show the current average for the neighbourhood.
Westhills lots are generally modest and efficient, in keeping with a planned community, with double garages and low-maintenance yards. Hillside lots can be sloped, which affects the yard and the driveway. Walk the lot, check the orientation for sun and view, and look at how close the neighbouring homes are, since density is higher than in older Westshore subdivisions.
Westhills houses offer newer construction and a lake setting within Langford's wider house market. Compare them with Langford houses for sale across the city, Langford homes with suites for the income angle, and all Westhills properties for townhomes and condos in the community.
