Track age-restricted homes in Duncan, North Cowichan, Lake Cowichan, Cobble Hill and Mill Bay, including asking-price ranges, price per square foot, days on market and active inventory for 55+ condos, townhomes, manufactured homes and bare-land strata houses listed through the Vancouver Island Real Estate Board. These numbers are calculated from current MLS® data and shift as age-restricted homes are listed, sold or repriced.
Cowichan Valley 55+ market caution: Park homes on rented pads around Duncan list for a fraction of the price of a detached house in Arbutus Ridge, and both sit in this table. When more park homes are for sale the average drops; when a few Arbutus Ridge homes come up it climbs, even if nothing else has changed. Compare one ownership type at a time and add pad rent to any park home.

How to Read the Numbers
Understanding Cowichan Valley 55+ Market Data
The valley’s age-restricted market is small and mixed, so its statistics shift with whichever type of home is listed.
01
Duncan at the Centre
Most 55+ listings are condos and townhomes in and around Duncan, close to urgent care, transit and shopping. Lake Cowichan adds a smaller group of condos and newer townhomes at lower prices, and South Cowichan contributes Arbutus Ridge and a few condos in Mill Bay.
02
Park Homes vs Strata Homes
Manufactured homes in age-restricted parks on the edges of Duncan and in Cobble Hill and Mill Bay sit at the bottom of the range, while detached homes in Arbutus Ridge sit at the top. The share of each on the market moves the averages more than any change in demand.
03
Fewer Buyers, Longer Sales
An age bylaw limits who can live in a home, and the valley’s 55+ buyer pool is modest. Days on market for these homes are best compared with other 55+ listings rather than with the valley’s general market.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
