Greater Victoria Homes on Over 10 Acres Market Report

Track current asking-price patterns, active inventory, price per square foot and market time for Greater Victoria homes and rural properties on over ten acres represented in the same active search used by the dedicated over-10-acre property page.

over-10-acre market caution: larger acreages are highly property-specific. Usable land, topography, privacy, zoning, ALR status, water, septic systems, access, barns, workshops, equestrian infrastructure, views and waterfront influence can materially affect both value and marketability. These figures describe active listings rather than completed-sale statistics.

Report Scope

Active Greater Victoria Over 10 Acre Inventory

This report is intended to track the same active listing population as the Greater Victoria over-10-acre property search. Keeping the report and search population aligned is essential so the live map statistics, charts and native listing data are all describing the same market segment.

What belongs in this report: active properties meeting the same over-ten-acre criteria used by /acreages-over-ten-acres/. Do not substitute broader acreage inventory or ordinary large-lot homes that fall outside that saved-search population.
Inventory & Pricing Analysis

Over 10 Acre Price, Inventory & Market-Time Charts

These charts summarize the active over-ten-acre inventory contained in the native Real Geeks market-report table below. They show current asking-price distribution, market exposure and price-per-square-foot patterns rather than completed-sale statistics.

Inventory by Asking-Price Range

Current over-ten-acre listings grouped by asking price.

Days on Market Distribution

Current over-ten-acre listings grouped by market time.

Price per Square Foot

Distribution of active listings with usable living-area data.

Asking Price and Market Time

Each point compares one current asking price with days on market.

Charts represent current active listings only. This segment can include private estates, equestrian properties, hobby farms, wooded holdings, waterfront acreages and highly improved rural homes. Changes in the mix of active inventory can therefore move averages materially. Price-per-square- foot analysis uses only records with usable living-area data.

How to Read the Numbers

What Drives Value in the Over 10 Acre Market

Five-to-ten-acre properties are substantial rural holdings. Their value depends not only on the residence but on the amount of usable land, the quality of improvements and the practical cost of owning and maintaining the site.

01

Usable Acreage & Terrain

Five or ten acres can provide very different utility depending on slope, rock, forest, wetlands, pasture and access. Level, sunny land can be especially valuable for horses, agriculture, gardens or additional improvements.

02

Water, Septic & Infrastructure

Larger holdings can place greater demands on wells, irrigation, private roads, septic systems, power and other rural infrastructure. Capacity and condition should be considered in relation to the intended use of the property.

03

Zoning, ALR & Development

Buyers should verify zoning, ALR status, permitted agricultural use, additional dwelling rules, subdivision potential and accessory- building permissions before assigning value to future plans.

04

Barns, Shops & Estate Improvements

Large workshops, barns, equestrian infrastructure, guest accommodation, fencing, private roads and mature landscaping can represent substantial replacement value and can materially influence demand.

Market Interpretation

Why Over 10 Acre Averages Can Be Volatile

The over-ten-acre category includes a relatively broad range of rural property types but a much smaller pool of active listings than the urban housing market. A single luxury estate, waterfront acreage or highly improved equestrian property can therefore have a noticeable effect on average asking price.

Averages should be read together with the composition of the inventory. A farm-oriented property in Central Saanich may compete in a very different market from a wooded private estate in Highlands, a North Saanich acreage or a large West Coast holding in Sooke.

Market time can also be longer for larger acreages because the buyer pool is more specialized. Properties with good access, substantial usable land, practical servicing and well-maintained improvements can attract strong interest, while unusual sites or highly specialized properties may require more time to find the right buyer.

Regional Market Differences

Where Over 10 Acre Properties Are Found

Larger acreage inventory is distributed unevenly across Greater Victoria. Land character, agricultural policy, servicing, travel time and site utility can differ significantly between municipalities.

Central Saanich

Five-to-ten-acre properties may include working or hobby farms, equestrian holdings, agricultural land and substantial rural homes. ALR status, soil, drainage, water and existing farm improvements can be major value factors.

North Saanich

Larger holdings can include private estates, wooded acreage, equestrian properties and premium rural homes close to Sidney, the airport, Swartz Bay and the coastline.

Highlands & Rural Saanich

Properties can offer exceptional privacy, but terrain may include forest, rock and steep access. Usable land, well performance, septic systems and private road maintenance can be important considerations.

Metchosin & Sooke

Buyers may find substantial equestrian properties, wooded holdings, workshops, ocean views and larger rural estates. Distance from the city and ongoing land management can materially affect buyer demand.
