An Island-wide condo report blends several local markets with different buyer pools, building ages and strata types. The statistics are most useful once you know what is driving them.
Nanaimo has the largest condo market north of the Malahat, often around a third of the Island's active condo listings, with older low-rise buildings in the Old City and Brechin Hill, newer buildings downtown and along the waterfront, and suites in North Nanaimo near Woodgrove. Its volume means Nanaimo listings weigh heavily in any Island-wide average.
Parksville, Qualicum Beach, Nanoose Bay and the Comox Valley add waterfront resort condos, golf-course suites and age-restricted buildings aimed at retirees. These trade on amenities and setting rather than size, which stretches the price-per-square-foot range in both directions.
Fees vary widely between a small self-managed building and a resort strata with pools and rental management. Review the depreciation report, contingency fund, bylaws on pets, age and short-term rentals, and any pending special levies before comparing two suites on price alone.
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
