Ten Mile Point is a wooded, rocky peninsula in the District of Saanich that forms the eastern side of Cadboro Bay. Cadboro Point, at its tip, is the most easterly point on Vancouver Island. Large lots, mature trees, quiet roads and a long, indented shoreline of coves and small beaches give it a character unlike any other part of Greater Victoria.

About twenty properties were for sale at once, so every listing matters and averages mean little.
The village, the beach at Gyro Park and the University of Victoria are minutes away.
Twenty properties were listed in early October 2026, from about $1.1 million to $7.9 million, with an average asking price of about $3.6 million. Fifteen were detached houses, three were strata homes on Arbutus Road and two were building lots. Eleven of the twenty were priced at $3 million or above.
With so few listings, one sale or one new listing changes every average. Look at the individual properties, and use the Ten Mile Point market report for the current list and for sales over the past twelve months.
Detached houses ranged from about $1.4 million to $7.9 million and from homes built in the 1940s to homes completed in 2026. Five were listed under $3 million, four between $3 million and $4.5 million, and six from $4.65 million up. The Ten Mile Point houses for sale page looks at each group.
The shoreline sets the top of the market. About six of the listings were waterfront, on roads that follow the water such as Sea View Road, McAnally Road and Baynes Road, and these accounted for most of the highest asking prices.
No two waterfront lots here are alike. Compare the type of foreshore, exposure to wind and weather, the height and stability of the bank, and how the house and outdoor areas relate to the water. A low-bank lot with a usable beach, a high-bank lot with a long view and a lot on a sheltered cove are three different properties. Shoreline and environmental rules can limit additions or rebuilding close to the water, so confirm what applies with the District of Saanich.
About eleven listings reported a view. On the eastern side the outlook runs across Haro Strait toward the San Juan Islands and Mount Baker. On the southern and western sides it takes in Cadboro Bay, the boats moored off the yacht club and the Olympic Mountains beyond. Strata property is rare on the point. The main source is Wedgewood Estates at 2829 Arbutus Road, a development of townhomes and condos built through the 1980s on Prevost Hill. Three homes there were listed between about $1.1 million and $1.3 million, with 1,650 to 2,850 square feet and two or three bedrooms.
These homes suit buyers who want the Ten Mile Point setting without the upkeep of a large lot. As with any strata of that age, read the depreciation report, the council minutes and the bylaws on age, pets and rentals. See the current Ten Mile Point strata listings.
Vacant land seldom comes up. Two lots were listed, one of them on Woodlands Place, where new homes were completed in 2026. More often, a buyer who wants to build here purchases an older house for its site. If that is your plan, confirm zoning, setbacks, tree-protection rules and servicing before you remove conditions.
Saanich applied large-lot zoning to Ten Mile Point, with an acre as the reference lot size for much of the area. That zoning is the main reason the neighbourhood has stayed so green and so quiet. It also means most lots cannot be subdivided, so do not assume development potential without checking the zoning for the specific property.
More than half of the listings were priced at $3 million or above, and three were listed above $6.5 million. That puts Ten Mile Point among the most expensive neighbourhoods in Greater Victoria, alongside the Uplands in Oak Bay. Compare it with other high-end areas on the Saanich luxury homes page.
The eastern shore, along Sea View Road, McAnally Road and Baynes Road, faces Haro Strait and holds much of the open-water frontage. The southern shore, around Tudor Avenue, looks over Cadboro Bay and is more sheltered. Prevost Hill is the high ground, with Wedgewood Estates and houses that see over the trees. Interior streets such as Phyllis Street and Arbutus Road offer the large lots and the quiet at lower prices than the shoreline.
The Royal Victoria Yacht Club, on Cadboro Bay, is the centre of local sailing, and the bay itself is a sheltered place to launch a kayak or a paddleboard from the beach at Gyro Park. Off the point the tidal currents in Baynes Channel run strongly, and that water is for experienced boaters. Not every waterfront lot suits a dock or a mooring, so ask how the current owner keeps a boat.
The roads on the point are narrow and winding, with almost no street lighting, and walkers and cyclists share them with cars. Residents value that, and it keeps traffic slow and nights dark. It also means visitors need directions, deliveries take longer to find the house and a flashlight is useful after dinner.
The name goes back to the Royal Navy era. The point lies about ten nautical miles from what was then the navy’s Pacific Station headquarters at Esquimalt. Prevost Hill, the highest ground, is named for James Charles Prevost, a British commissioner in the San Juan boundary dispute, and is known locally as Minnie Mountain.
In the late 1800s a dynamite factory operated at Telegraph Cove. During the Prohibition years, Smuggler’s Cove was used by rum-runners bound for the United States. In the early 1900s the point became a summer retreat with cabins along the shore, and over the following decades it grew into the residential neighbourhood it is today.
Konukson Park is a forested natural park of about seven hectares with walking trails, reached from several neighbourhood streets. At Cadboro Point, the Ten Mile Point Ecological Reserve protects intertidal and subtidal marine life. Visitors are welcome to look, but fishing and collecting are not allowed. Flower Island, a small wooded island, lies just off the southern shore. Public beach accesses at the ends of several roads lead to coves that feel far from the city.
There are no shops on the peninsula itself. The nearest services are in Cadboro Bay village, beside the beach at Cadboro-Gyro Park. The Royal Victoria Yacht Club is on the bay, and the University of Victoria is a short drive away.
Public schools are run by School District 61 (Greater Victoria). Frank Hobbs Elementary in Cadboro Bay is the nearest elementary school. Catchments can change, so confirm the schools for a specific address with the district.
The Uplands, in Oak Bay, is a planned estate neighbourhood with formal streets and its own design controls. Queenswood, to the north-west, shares the wooded large-lot feel. Cadboro Bay, next door, has smaller lots, lower prices and the village on its doorstep. Ten Mile Point stands apart for the amount of waterfront it has and for how private it feels.
A few checks apply here more than in most neighbourhoods. Confirm whether the property is on municipal sewer or a septic system. For waterfront, establish where the natural boundary is, since the foreshore below it belongs to the Crown. Ask whether a registered archaeological site affects the lot, which is common along this coast and can affect excavation. And look closely at the trees, because many are protected by bylaw and large ones are expensive to manage.
