Highlands BC Area Guide

Learn about living in the District of Highlands, including rural homes, acreages, forested estates, parks, trails, view properties, and one of Greater Victoria’s most private natural settings.

Living in the District of Highlands BC

The District of Highlands is one of the most rural, private, and naturally distinctive municipalities in Greater Victoria. Located inland from Langford, View Royal, Saanich, and Central Saanich, Highlands is known for forested hills, rocky outcrops, winding rural roads, larger residential parcels, parks, trails, wildlife, and a quieter country lifestyle within reach of the city.

Highlands is not a typical suburban community. Buyers who consider the area are usually looking for privacy, land, trees, views, natural surroundings, workshops, gardens, guest space, homes with suites, or custom estate properties rather than dense neighbourhoods, condos, townhomes, or walkable commercial districts.

For the right buyer, Highlands can offer an exceptional lifestyle. The trade-off is that daily shopping, restaurants, schools, transit, and many services are generally found outside the municipality in Langford, View Royal, Saanich, or other parts of Greater Victoria.

Some Highlands homes feel close to the Westshore and Bear Mountain, while others feel much more secluded, wooded, and rural. A property near Millstream Road, a view home on a rocky hillside, an acreage near parkland, and a private estate at the end of a winding driveway may all offer very different day-to-day living experiences.

Where Is Highlands BC?

The District of Highlands is located northwest of View Royal and Langford and west of Saanich, with Central Saanich farther to the east and the Cowichan Valley Regional District beyond parts of the northern boundary. The municipality occupies a large inland area of forest, hills, lakes, parks, and rural residential properties.

Highlands sits close enough to the Westshore and Victoria to remain practical for many commuters, but it feels very different from the urban core. Much of the appeal comes from the sense of separation: larger parcels, limited commercial activity, natural surroundings, quiet roads, and a landscape shaped by forest, rock, and elevation.

Highlands Lifestyle

Living in Highlands is largely about space, privacy, and connection to the natural landscape. Many properties are set among evergreens, rock outcrops, winding driveways, rural roads, and larger wooded lots. It can suit buyers who want a home that feels removed from city noise while still remaining part of the Greater Victoria region.

The lifestyle can work well for outdoor enthusiasts, families seeking more land, buyers needing workshops or storage, remote workers, retirees wanting quiet, and people who value privacy over walkability. It may be less suitable for buyers who want quick transit, urban convenience, dense services, or a low-maintenance strata lifestyle.

Highlands Real Estate Character

Highlands real estate is dominated by detached homes, acreages, rural properties, custom homes, view properties, estate-style residences, homes with suites, and land. The municipality does not have the same condo or townhome profile found in Victoria, Langford, Saanich, or Sidney. Most buyers looking in Highlands are focused on detached residential property, land value, privacy, setting, and long-term lifestyle fit.

Because the properties are so varied, Highlands real estate can be harder to compare than standard subdivision housing. Lot size, usable land, slope, driveway access, water supply, septic systems, outbuildings, tree coverage, views, sun exposure, privacy, road noise, and building condition can all heavily influence value.

Homes in Highlands

Homes in Highlands may include West Coast-style houses, custom-built residences, older rural homes, executive properties, family homes on larger lots, homes with suites, and architecturally distinctive estate properties. Some are located closer to Langford and Bear Mountain, while others sit deeper into quiet forested settings.

Buyers should avoid treating all Highlands homes as comparable simply because they share the same municipality. A home on a steep wooded parcel, a sunny usable acreage, a view estate, a house with a separate suite, and a rural property with outbuildings may each attract different buyers and require different due diligence.

Acreages and Rural Properties in Highlands

Acreage-style living is one of the main reasons buyers consider Highlands. Larger parcels can provide room for gardens, workshops, detached garages, equipment storage, guest accommodation, privacy, outdoor projects, and a stronger sense of separation from neighbouring homes.

Not all acreage is equal. In Highlands, some properties include highly usable land, while others are dominated by slope, rock, trees, wetlands, difficult driveway access, or protected natural features. Buyers should carefully review zoning, water supply, septic systems, access, drainage, topography, insurance, and long-term maintenance before assuming that more land always means more practical value.

Highlands View Homes

Highlands view homes may offer outlooks over forested valleys, the Westshore, Bear Mountain, Mount Finlayson, the Sooke Hills, the Olympic Mountains, or distant parts of Greater Victoria. Some view properties are dramatic and elevated, while others offer quieter outlooks through trees, across rock, or over neighbouring rural landscape.

When comparing view properties, buyers should consider where the view is actually enjoyed from. A view from the driveway or upper bedroom is not the same as a view from the kitchen, main living area, primary bedroom, deck, or outdoor entertaining space. Tree growth, neighbouring vegetation, slope, orientation, and exposure can all affect long-term value.

Homes with Suites in Highlands

Homes with suites can be especially useful in Highlands because many buyers want flexibility. A suite may provide mortgage assistance, guest accommodation, space for extended family, caregiver accommodation, or a separate living area for adult children. Larger lots can sometimes make suite living more comfortable than in denser neighbourhoods.

Buyers should still review the practical details carefully. Important considerations include permits, zoning, septic capacity, parking, driveway grade, separate access, lighting, privacy, sound separation, heating, laundry, emergency access, and whether the suite is realistic for long-term occupancy or better suited to family use.

Highlands Buyer Note

Highlands is a due-diligence-heavy market. Before buying, review wells, septic systems, zoning, access, drainage, slope, usable land, rock, tree coverage, outbuildings, insurance, wildfire exposure, environmental constraints, and long-term maintenance. The setting may be beautiful, but the practical details matter.

Luxury Homes and Estate Properties

Highlands luxury homes may include private forested estates, custom residences, view properties, architect-designed homes, executive homes near Bear Mountain, and substantial residences on large parcels. The luxury appeal often comes from privacy, land, architecture, natural setting, views, and separation from denser residential areas.

In Highlands, the site can be just as important as the house. A luxury buyer should consider driveway approach, privacy, sun exposure, view corridor, landscaping, outbuildings, water systems, septic design, maintenance, and whether the land is truly usable or primarily scenic.

Parks, Trails and Outdoor Living

Highlands is closely tied to outdoor living. The area is near or connected to major natural spaces such as Gowlland Tod Provincial Park, Thetis Lake Regional Park, Mount Work Regional Park, Francis King Regional Park, and other forested trail networks throughout the region. Hiking, cycling, walking, nature observation, and quiet outdoor recreation are central to the appeal.

This natural setting is one of the municipality’s greatest strengths. Buyers who value trails, trees, lakes, rock, wildlife, and quiet rural roads may find Highlands especially compelling. Buyers who prefer restaurants, shopping, transit, and daily conveniences within walking distance will usually find the area too rural.

Bear Mountain and Eastern Highlands

The eastern side of Highlands, including areas closer to Bear Mountain, Millstream Road, and the Langford boundary, can offer a different experience than the deeper rural parts of the municipality. Some properties feel semi-rural but remain relatively close to golf, shopping, services, schools, restaurants, and Westshore amenities.

This part of Highlands can appeal to buyers who want privacy and nature without feeling too isolated. Buyers should still compare road exposure, proximity to development, slope, driveway access, views, privacy, and whether the location feels rural enough for their expectations.

Gowlland Tod, Thetis Lake and Rural Highlands

Areas closer to Gowlland Tod, Thetis Lake, Mount Work, and the more rural interior of Highlands can feel deeply connected to the natural landscape. Properties may include larger wooded parcels, winding driveways, custom homes, modest rural residences, and estate properties set among forest, rock, and hills.

These locations can be beautiful, but buyers should think carefully about commute patterns, emergency access, winter driveway conditions, water systems, septic design, maintenance, and the realities of living outside a conventional neighbourhood grid.

Schools, Shopping and Services

Highlands is primarily residential and rural, so most shopping, dining, medical services, recreation centres, and daily conveniences are found outside the municipality. Langford, View Royal, Saanich, and Victoria provide many of the services Highlands residents use day to day.

For families, school catchments and transportation should be checked carefully for any specific property. A Highlands address can feel close on a map but still involve practical driving considerations depending on the exact location, road network, and destination.

Commuting from Highlands

Commuting from Highlands depends heavily on the specific location. Properties closer to Millstream Road, Bear Mountain, and the Langford side can feel much more connected to the Westshore. More secluded properties may require additional driving on winding rural roads before reaching major routes.

Buyers should test the commute at real travel times rather than relying only on mapping estimates. Driveway grade, rural road conditions, school drop-offs, winter weather, and peak Westshore traffic can all affect daily convenience.

Is Highlands a Good Fit?

Highlands can be an excellent fit for buyers who want privacy, nature, larger lots, acreage-style property, rural surroundings, views, trails, workshops, guest space, or a custom home in a quiet setting. It is one of Greater Victoria’s best options for buyers who want to feel removed from the city without leaving the region entirely.

It is not the best fit for every buyer. Those who want walkability, quick transit, dense amenities, low-maintenance strata housing, or a short urban commute may be better served by Langford, View Royal, Saanich, Esquimalt, Colwood, or Victoria.
