Cowichan Valley Pet-Friendly Condos & Townhomes Market Report
Track strata condos and townhomes that allow cats or dogs in Duncan, North Cowichan, Lake Cowichan, Crofton, Cowichan Bay and Mill Bay, including asking-price ranges, price per square foot, days on market and active inventory for units listed through the Vancouver Island Real Estate Board. Every figure is drawn from current MLS® data and changes as pet-friendly units are listed, sold or repriced.
Cowichan Valley pet-friendly market caution: The valley’s strata market is small, so a few listings can move these figures. Compact older condos in Lake Cowichan and along Cowichan Lake Road sit at one end of the range and new three-bedroom townhomes near Duncan at the other, and a release of new units can lift the average in a single month. The pet flag says nothing about size or number limits, so compare units of the same type and check each bylaw.

How to Read the Numbers
Understanding Cowichan Valley Pet-Friendly Market Data
Pet-friendly units make up a large part of the valley’s strata market, and most of them are in and around Duncan.
01
Duncan Holds the Supply
Most pet-friendly listings are in the City of Duncan and the North Cowichan neighbourhoods around it. Older condos near downtown and along Cowichan Lake Road and newer townhomes on the edges of town sit at very different price points, so a shift between them changes the average.
02
Many Units Are 55+
A good share of the valley’s pet-friendly condos and townhomes are also age-restricted. Those units tend to be larger and single-level, which raises the average living area and lowers the price per square foot compared with unrestricted buildings.
03
Pet Rules Affect Resale
Limits on dog size or number, or a building that allows cats only, narrow the pool of future buyers. A townhome with clear pet bylaws and a fenced yard near an off-leash area such as the Rotary Park dyke or Somenos Creek can sell faster than a comparable unit without them.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
