Understanding Greater Victoria New House Listing Data
New construction is not one uniform market. A newly completed house in Langford, an infill home in Saanich and a custom residence on the Peninsula can have very different land values, specifications and buyer profiles. Use these charts as a live inventory snapshot, then compare genuinely similar properties.
Construction Age & Search Definition
The report should use the same new/newer-construction criteria as Greater Victoria New Houses. Do not substitute listing recency for construction age: an older house that appeared on MLS® yesterday is not new construction.
Builder Inventory, GST & Completion
Builder-owned houses can differ from ordinary resales in price presentation, GST treatment, deposits, completion provisions, deficiency procedures and included finishes. Confirm whether GST is included or additional and exactly what is complete at possession.
Warranty & Deficiencies
New does not mean risk-free. Review applicable home-warranty coverage, deficiency lists, outstanding corrections, prior warranty claims, building-envelope details, mechanical commissioning and any unresolved drainage, grading or moisture concerns.
Lot, Drainage & Neighbouring Construction
Lot utility can materially affect value. Compare grading, retaining walls, drainage, driveway slope, landscaping, usable yard, privacy and whether neighbouring homes or subdivision infrastructure are still under construction.
Systems, Energy & EV Capacity
Compare heating and cooling, heat pumps, electrical service, EV charging capacity, hot-water systems, ventilation, insulation, windows and solar readiness. Modern equipment can improve comfort and efficiency, but installation quality still matters.
Bare-Land Strata, Suites & Inclusions
Some newer detached houses may be in bare-land strata developments or include secondary suites. Verify strata obligations, common roads or services, suite status, appliance packages, blinds, landscaping, fencing and other items that may or may not be included in the asking price.
