Homes Near Royal Jubilee, Victoria General & Saanich Peninsula

Homes for sale near Greater Victoria hospitals look very different from one hospital to the next. Around Royal Jubilee in Victoria you find character houses, older condo buildings and new townhomes; around Victoria General in View Royal, family houses and new condos; and around Saanich Peninsula Hospital in Saanichton, new condos and some of the region's largest groups of 55+ manufactured homes. Each hospital has its own live search with a map, current statistics and a market report.

Greater Victoria is older than BC as a whole: in the 2021 Census, 23% of people in the Victoria metropolitan area were 65 or older, compared with 20% across the province (Government of Canada economic profile). Many buyers now want to stay close to the care they use most, and Island Health, which calls itself the largest employer on Vancouver Island, has about 27,000 employees, many of them shift workers who value a short commute.

Greater Victoria's Acute-Care Hospitals

Royal Jubilee Hospital (RJH) opened in 1890 and is described by the Victoria Hospitals Foundation as Vancouver Island's oldest and largest hospital. It is the Island's referral centre for cardiac, renal, cancer, mental health and several other specialties, BC Cancer's Victoria centre is on its campus, and its emergency department is open 24 hours. It has no maternity unit. See homes near Royal Jubilee.

Victoria General Hospital (VGH) opened in 1983 just off the Trans-Canada Highway in View Royal. Island Health calls it the Island's trauma centre, and it is the only birthing hospital in Victoria, with about 3,000 births a year, neonatal and pediatric intensive care, and a regional stroke program. Its emergency department is also open 24 hours. See homes near Victoria General.

Saanich Peninsula Hospital (SPH) opened in 1974 in Saanichton, in the District of Central Saanich. It is a 65-bed community hospital with an 18-bed emergency department, surgery, a CT scanner, palliative care and 143 long-term care beds, serving about 87,000 people on the Peninsula and the Southern Gulf Islands. Its emergency department is open 7 a.m. to 10 p.m. See homes near Saanich Peninsula Hospital.

Why Buyers Look Near a Hospital

Three groups of buyers ask us about homes near hospitals. Health-care workers on rotating shifts want a short walk, ride or drive, and a home they can reach easily at 3 a.m. Families want to be near Victoria General's maternity and pediatric care, or close to an older parent. And retirees and downsizers want regular appointments, tests and visits to be a short trip rather than a long drive or a transfer between buses. Being close to a hospital does not guarantee faster care, but it can make the routine parts of health care, and visiting someone in hospital, much easier.

Planning for Later Life Near a Hospital

If you are buying with the next twenty years in mind, the home matters as much as the distance. A few things to weigh:

  • One-level living. Ranchers are rare near Royal Jubilee and Victoria General, where most houses have stairs or a basement entry. Condos with elevators are the usual one-level choice, and Saanichton has more ranchers and manufactured homes. Browse ranchers and one-level homes and patio homes across the region.
  • 55+ buildings and parks. Under BC strata law, a strata corporation can no longer restrict residents by age except with a bylaw that requires residents to be 55 or older, so a "55+" building is a real and enforceable rule. Read the bylaws for details such as whether a younger spouse or caregiver may live in the home. Search 55+ condos, 55+ townhomes and 55+ manufactured homes.
  • Manufactured homes. Most sit on rented pads in parks, so budget for monthly pad rent, read the park rules and expect lenders to treat them differently from a strata home.
  • Transit and parking. All three hospitals charge for parking around the clock, so a home on a bus route that ends at the hospital can save money and stress.

Owners aged 55 and older may also be able to defer their annual property taxes through the provincial Property Tax Deferment Program, which some downsizers use to free up cash after a move. Rates and rules differ by municipality; see our guide to property taxes by municipality.

What to Check Before Buying Next to a Hospital

A home a few blocks from a hospital is convenient; a home right beside one can come with trade-offs. Royal Jubilee and Victoria General run 24-hour emergency departments, so ambulances use the main roads around them day and night, and both have helipads. We found no published figures on how often helicopters land, so visit at different times of day and night. Streets near hospitals also attract visitor and staff parking, and all three campuses have construction planned or under way: Victoria General's new energy centre is being built from 2026 to 2029, and both Victoria General and Saanich Peninsula are adding parking in fall 2026.

Urgent and Primary Care Centres

For care that cannot wait for a family doctor but is not an emergency, Island Health runs urgent and primary care centres in Langford (Westshore, 582 Goldstream Avenue), downtown Victoria (1107 Pandora Avenue), Esquimalt (890 Esquimalt Road), the Gorge (63 Gorge Road East, at Gorge Road Health Centre), James Bay (547 Michigan Street) and North Quadra (Chatterton Way). They do not take walk-ins: you book a same-day visit through the primary care access line at 1-833-688-8722. Check current hours with Island Health before you rely on one.

Other Health Sites and Future Plans

Island Health's other Victoria sites include Gorge Road Health Centre, renamed from Gorge Road Hospital in 2023, with rehabilitation beds, long-term care and the Gorge urgent care centre, and Aberdeen Hospital on Hillside Avenue, which is a long-term care home. The former Mount Tolmie Hospital no longer provides care. On the West Shore, we found no official plan for a new acute-care hospital as of November 2026; the officially announced project is a 306-bed long-term care home in Colwood's Royal Bay area, which the province lists as under way. In View Royal, the 2026 Official Community Plan expects Victoria General to add buildings over the next decade and plans a higher-density, mixed-use area west of the hospital.

Questions Buyers Ask

Which hospitals in Greater Victoria have a 24-hour emergency department?

Royal Jubilee Hospital on Bay Street in Victoria and Victoria General Hospital in View Royal both run emergency departments open 24 hours a day. Saanich Peninsula Hospital in Saanichton has been open from 7 a.m. to 10 p.m. daily since July 2023, a change Island Health called temporary, with no end date announced as of November 2026. In an emergency, call 9-1-1 and paramedics decide where to go.

How far from each hospital do these searches reach?

The Royal Jubilee search covers homes within about 1.5 km of the hospital, because the streets around it are dense. The Victoria General and Saanich Peninsula searches reach about 2 km, because the housing around those hospitals is more spread out.

Is a new hospital planned for the West Shore?

As of November 2026 we found no official announcement of a new acute-care hospital on the West Shore. The province lists a 306-bed long-term care home in Colwood's Royal Bay area as under way, and the Westshore Urgent and Primary Care Centre in Langford handles non-emergency care.
