The 14 houses for sale in early October were almost all built from 2016 onward, with several brand-new 2026 homes among them. They ran from about $870,000 for a smaller or older home to $1.9 million for a larger one, and averaged four or five bedrooms and around 2,600 square feet. Because they are so uniform in age, the differences that matter are floor plan, lot position, outlook and finish rather than condition.
For a buyer who wants a new family home near the sea without building from scratch, Royal Bay houses are among the most straightforward options on the Westshore.
New construction is the norm here, and several of the current listings were completed in 2026 or were still being finished. A new home removes the maintenance questions of an older house and comes with warranty protection, but there are things to confirm. Ask whether GST applies and whether it is included in the price, get the 2-5-10 home warranty provider and start date, and for an unfinished home, understand the completion date and what happens if it slips.
In a growing master-planned community, where a house sits matters. A home near the village centre is walkable to shops; one closer to the water trades that for the outlook; one on the current construction edge may have building around it for a few more years. Walk the surrounding blocks, ask what is planned on nearby vacant parcels, and picture the area once it is fully built.
For many buyers the single biggest draw is Royal Bay Secondary School, which opened in 2018 within the community. A new high school within walking distance is rare, and it shapes who buys here: families with school-age or soon-to-be-school-age children. Elementary and middle schools in Colwood serve the area through the Sooke School District, though catchments change as the Westshore grows, so confirm for a specific address.
Royal Bay houses are built for families. Four and five bedrooms are typical, often with a flexible room that can serve as a home office or a sixth bedroom, and many include a bedroom and bathroom on the main floor. Living area clustered around 2,400 to 2,700 square feet, with some larger homes above 3,000. Modern open-plan main floors, double garages and usable outdoor space are standard.
Some Royal Bay houses are built with, or allow for, a legal suite, which can help with mortgage qualification in a higher-priced market. If income is part of your plan, confirm that the suite is permitted at that address, whether it is finished and self-contained, and what the City of Colwood and the strata or building scheme, if any, allow. Base any budget on verifiable rent.
Across the detached listings the average worked out in the low-to-mid $500s per square foot, lower than the established east-side Victoria neighbourhoods and reflecting the Westshore location and newer, efficient construction. Because the homes are so similar in age and style, price per square foot is a more useful comparison here than in neighbourhoods with a wide mix of eras.
Royal Bay lots are generally modest and efficient, in keeping with a planned community, with double garages and low-maintenance yards. Some homes back onto green space or face the water, which affects both price and privacy. Walk the lot, check the orientation for sun, and look at how close the neighbouring homes are, since density is higher than in older Westshore subdivisions.
Royal Bay houses offer new construction by the sea, where much of Colwood's older housing is inland and older. Compare them with Colwood houses for sale across the municipality, Colwood homes with suites for the income angle, and all Royal Bay properties for townhomes and condos in the community.
