Gordon Head Houses, Family Homes & MLS® Listings

About 32 Gordon Head houses were for sale in early October 2026, from roughly $1 million to $7.9 million. The average asking price was about $2.18 million, for a house averaging close to five bedrooms and 3,000 square feet, but that average is pulled up by a few multimillion-dollar waterfront homes.

Take out the waterfront and the typical Gordon Head house is a solid family home on a regular lot, priced closer to the low-to-mid $1 millions. The Gordon Head houses market report shows the current price bands and recent sales.

01

1960s & 1970s Homes

The neighbourhood was built out in these decades, so most houses are of that era, many updated since.

02

Suites & Mortgage Helpers

Lower-level suites are common and sought-after, close to the university rental market.

03

New & Rebuilt

Infill lots and tear-downs are bringing new houses in among the originals.

04

Regular, Usable Lots

Flatter than the Westshore, Gordon Head lots tend to be level and family-friendly.

Detached Homes for Sale in Gordon Head

The 32 houses for sale in early October spread across a wide range, but they fell into a few recognizable groups: original 1960s and 1970s family homes, often with three to five bedrooms and 2,000 to 2,800 square feet; updated and renovated versions of the same; a growing number of new or rebuilt houses on infill lots; and, at the top, a handful of large waterfront estates. Year of construction ran from the early 1960s to brand-new 2024 and 2025 builds.

For most buyers the sweet spot is the family home in the $1 million to $1.6 million range, where Gordon Head offers more space and yard for the money than the neighbourhoods closer to downtown.

Classic Gordon Head Family Homes

The house that defines the neighbourhood is a 1960s or 1970s two-level or split-level home: bedrooms and main living up, a lower level that is often finished as a family room or a suite, a carport or garage, and a level lot with a lawn and mature trees. These were built as family houses and they still work that way. When you view one, look at the big-ticket items: the roof, windows, wiring, the heating system and any oil tank, past or present, since many homes of this age started with oil heat.

Gordon Head Houses with Suites

A lower-level suite is one of the most sought-after features here, because it pairs a family home with a rental income stream in a neighbourhood full of students and university staff. Homes listed with an existing suite tend to sell well. If a suite matters to you, confirm that it was built with permits, that Saanich's zoning and secondary-suite rules allow it at that address, and that it is genuinely self-contained. A listing that mentions "suite potential" is describing possibility, not a finished, legal unit.

Buying Near a University

Proximity to UVic is a selling point and a thing to check. A house a block from campus is easy to rent but may sit on a busier street with more parking pressure; one in the quieter streets toward Mount Douglas trades a little rental convenience for calm. Decide which you are buying for, and if income is part of the plan, base your numbers on verifiable rents, not best-case figures.

New & Renovated Houses

Gordon Head is old enough that redevelopment is steady. Original homes on good lots are regularly renovated, added to or replaced, and several of the current listings were new houses completed in 2024 and 2025. A new or fully renovated home removes the maintenance questions that come with a sixty-year-old house, usually at a higher price per square foot. With a brand-new home, confirm whether GST applies and ask for the 2-5-10 home warranty details.

Gordon Head Waterfront Houses

The highest-priced houses are on the water along the neighbourhood's eastern edge, around Gordon Point and the streets above the shore. Four were listed in early October, from $2.65 million to $7.9 million. They sell on the site first: the length and usability of the shoreline, the outlook across Haro Strait, privacy and how the house is oriented to the view. For any waterfront purchase, confirm the natural boundary and that the foreshore below it is Crown land, and check which shoreline and environmental rules apply before planning changes.

Bedrooms, Size & Layout

Gordon Head houses are family-sized. Five bedrooms and three bathrooms is a common configuration, and six-bedroom homes are not unusual where a suite is included. Living area clustered between about 2,300 and 3,100 square feet for the standard homes, with the waterfront and new estate homes running much larger. The split-level and two-level layouts of the original houses mean stairs; a true single-level home is uncommon and tends to sell quickly.

Price per Square Foot for Gordon Head Houses

Across the detached listings the average was in the high $600s per square foot, but the figure varies with the house. Original homes on larger lots can show a lower number because much of the value is in the land, while new construction and renovated homes run higher. On the waterfront, price per square foot climbs past $1,000 as the land, not the building, sets the value. Use the measure to compare similar houses, not to rank the whole list.

Lots, Trees & Yard

One of Gordon Head's quiet advantages is its land. Compared with the steep lots of the Westshore, Gordon Head sits on a gentler plateau, so lots are generally level and usable, with room for children, gardens and, in many cases, a detached garage or workshop. Saanich protects many trees by bylaw, so check before planning to remove a large one, and walk the lot lines to understand setbacks if you hope to add on.

Gordon Head Houses Compared With Other Saanich Homes

Gordon Head offers more house and lot for the money than the neighbourhoods closest to downtown, with the university and Mount Douglas Park as its signature features. Compare it with Saanich houses for sale across the municipality, Saanich homes with suites for the income angle, and Saanich view homes for outlook.
