Track current waterfront market conditions across Vancouver Island north of the Malahat, including asking-price ranges, price per square foot, days on market and active inventory for oceanfront, lakefront and riverfront properties listed through the Vancouver Island Real Estate Board. The figures below are generated from current MLS® data and update as properties are listed, sold or repriced.
Island waterfront market caution: Waterfront is the Island's widest category. It spans oceanfront estates in Nanoose Bay and Qualicum Beach, lakefront cottages at Lake Cowichan and Sproat Lake, riverfront acreages, Gulf Island cabins reached by ferry, bare waterfront lots and the occasional marina or commercial property, so the average price and price per square foot say little about any one shoreline. Compare like with like: the same water, the same bank height and the same kind of access.

How to Read the Numbers
Understanding Vancouver Island Waterfront Market Data
Waterfront value is set by the shoreline itself more than by the house on it, which is why the Island-wide figures need careful reading.
01
Ocean, Lake or River
The MLS® waterfront flag covers all three. Oceanfront commands the highest prices, especially walk-on beach frontage in Oceanside and the Comox Valley, while lakefront at Lake Cowichan or Sproat Lake and riverfront along the Cowichan and Campbell rivers can list at a fraction of the price.
02
Low Bank, High Bank and Access
Low-bank frontage with a usable beach and a gentle approach is priced very differently from high-bank bluff property with long stairs to the shore, or a parcel separated from the water by a road. Docks and moorage on Crown foreshore need provincial tenure, and erosion history and setback rules decide what can be built or rebuilt.
03
Islands and Remote Shoreline
Gabriola, Lasqueti, Denman, Hornby, Quadra and Cortes islands and the outer coast add waterfront that depends on ferries, boats or long drives. Prices are lower but so is liquidity, and wells, septic capacity and power supply are often the deciding factors.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. A shoreline property should be valued against recent sales on the same stretch of water, with adjustments for frontage, bank, exposure and buildings.
