Rural land here is valued by what the rules and the ground allow, and both change across the regional district boundaries.
Acreage near Nanaimo, Lantzville and Qualicum Beach trades on its distance to town and often on future development potential, while land in Errington, Coombs, Hilliers and Cassidy is priced on usable pasture, water and buildings. Expect very different prices per acre for parcels of the same size.
Most rural parcels are zoned by the Regional District of Nanaimo, under Bylaw 2500 or, in Errington and Coombs, Bylaw 1285. Land around Ladysmith and Saltair answers to the Cowichan Valley Regional District, and Gabriola Island to the Islands Trust. Agricultural Land Reserve status adds another layer on farmland.
Well yield, septic capacity, road access and hydro service can matter more than the acreage figure. Gabriola has no municipal water system, and many rural lots on the Island side rely on private wells, so a parcel with proven water usually lists above a similar one without it.
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
