This narrow map crosses two municipalities and several very different neighbourhoods, so its averages blend older apartments, new townhomes and family houses.
Many of the condos here are in 1970s to 1990s low-rise and tower buildings along Hillside Avenue, Gorge Road and the Burnside streets, which keeps the average asking price and price per square foot lower than in the neighbouring Oak Bay High and Vic High catchment maps. Compact new suites and townhomes built in the last few years are also in the mix.
Most listings sit in the City of Victoria, but the streets around the school itself are in Saanich. Property taxes, zoning and suite rules can differ between the two, so compare homes within the same municipality before comparing prices.
