About 32 Fernwood properties were for sale in early October 2026, across character houses, condos and townhomes. Fernwood is one of Victoria's oldest neighbourhoods, known for its heritage homes, its arts scene and a walkable village square, all a short distance east of downtown.

The neighbourhood runs between downtown and the Jubilee hospital area, centred on Fernwood Square where Fernwood Road meets Gladstone Avenue. Fernwood Real Estate for Sale

Fernwood offers a distinctive mix of homes in one historic neighbourhood. In early October 2026 the 32 active listings split into about 12 detached houses, 10 condos and four townhomes, with prices from just under $400,000 for a one-bedroom condo to well over $1.5 million for a larger character house. Because so much of the housing is a century old, buyers here are often choosing between original character, sensitive renovations and the practicalities of an older home.

That mix makes Fernwood a strong fit for buyers who want character and community close to downtown, whether that is a heritage house, a conversion suite or an affordable condo near the village.

Fernwood Houses

Detached houses are the heart of Fernwood, with about 12 for sale in early October from roughly $750,000 to $1.75 million. Most were built between about 1905 and 1925, Victorian and Edwardian homes on tree-lined streets such as Pembroke, Gladstone, Grant and Camosun, many with original detail and some with legal suites. Fernwood Condos

Condos are the affordable entry point to Fernwood, with about 10 for sale in early October from just under $400,000 to around $640,000, mostly one- and two-bedroom homes in low-rise buildings along Pandora, Bay, Belmont and Stadacona. For first-time buyers, downsizers and investors who want to be near downtown and the village without a heritage house's upkeep, they are the most accessible option, though there is no separate condo hub because supply is limited.

Fernwood Townhomes

Townhomes are a small part of the market, with only a handful for sale in early October, generally from about $700,000 to $800,000. They are found in small infill projects and conversions around Gladstone, Rudlin and Pandora. For buyers who want more space than a condo and less upkeep than a character house, they are worth watching, but supply is thin, so there is no separate townhome page.

Fernwood Square & the Belfry

Fernwood Square, where Fernwood Road meets Gladstone Avenue, is the heart of the neighbourhood. The Belfry Theatre, a respected professional company housed in a former church, anchors the square, alongside cafes, a corner store, a wine bar and other small businesses, several of them supported by the Fernwood Neighbourhood Resource Group. The square gives Fernwood a genuine walkable centre, unusual among Victoria's residential neighbourhoods and a large part of its appeal.

Character, Heritage & Renovation

Fernwood's housing is old, and that is both its charm and its challenge. Many homes retain original windows, trim, fir floors and leaded glass, and some are protected or recognized for their heritage value. Buyers should budget for the realities of a century-old house, from knob-and-tube wiring and old plumbing to foundations and insulation, and should understand any heritage designation before planning changes. A good inspection is essential, and the reward is a home with character that new construction cannot replicate.

Suites & Income

Many Fernwood houses contain a suite, whether a legal self-contained unit or an older conversion, reflecting the neighbourhood's history of rooming houses and multi-family living. A suite can help with mortgage qualification, but confirm that it is legal and permitted at that address, that it meets current requirements, and base any budget on verifiable rent. In a neighbourhood this close to downtown, rental demand is strong.

Schools & Community

Fernwood is served by the Greater Victoria School District (SD61). Victoria High School, one of the oldest schools in Western Canada, recently reopened after a major seismic upgrade and sits in the neighbourhood, along with nearby elementary schools. Fernwood is also known for its community organizing, from the resource group to community gardens and events, which gives the area a strong local identity. Getting Around Fernwood

Fernwood is one of Victoria's most walkable and bikeable neighbourhoods. Downtown is a short walk or ride to the west, the Royal Jubilee Hospital is just east, and bike routes and frequent buses connect the area to the rest of the city. Many residents manage with one car or none, which is part of why Fernwood appeals to people who want an urban, low-car lifestyle.
