This one catchment holds manufactured homes, new condos, family houses and waterfront estates, so the catchment-wide figures blend homes that rarely compete with each other.
About a third of current listings are manufactured homes in established communities in the Hawthorne and Saanichton areas, most of them priced under $500,000. They pull down the average price and price per square foot, so compare them with each other rather than with houses or condos.
Newer condo buildings on Hackett Crescent and Wallace Drive make up much of the condo supply, and they usually ask more per square foot than the 1980s and 1990s strata condos and townhomes nearby. Check the year built before comparing prices.
The map is this site’s approximation of the area Stelly’s serves. Catchment lines, out-of-catchment approvals and program admission can change, so confirm an address with School District 63 (Saanich) before relying on it.
The statistics describe what sellers are currently asking and how long listings have been on the market. They are not a sold-price index. Valuing a specific home takes recent comparable sales, current competition and adjustments for that home.
