About these figures: One listing near $4.7 million is entered with almost no floor area, which can distort the average price per square foot. The bedroom, bathroom and size averages are not affected by it.
Houses, condos and townhomes in View Royal and west Saanich within about 2 km of Victoria General, the Island's trauma centre and Victoria's only birthing hospital.

View Royal plans a higher-density, mixed-use area beside the hospital.
Victoria General Hospital opened in 1983 at 1 Hospital Way, just off the Trans-Canada Highway in the Town of View Royal. Island Health calls it the Island's trauma centre, and it is the only birthing hospital in Victoria, with about 3,000 births a year and neonatal and pediatric intensive care units. It also runs a regional stroke program, an intensive care unit and pediatric cancer care, and its emergency department is open 24 hours. The Victoria Hospitals Foundation counts more than 2,300 staff and physicians at VGH. Jeneece Place, a residence for families of children in hospital, is on the site.
The hospital is growing. A $75.6 million energy centre is being built from summer 2026 to 2029 to support future expansion, and 57 public parking stalls are being added in fall 2026. View Royal's Official Community Plan, adopted in September 2026, expects Victoria General to expand its services and add buildings over the next decade, and plans a transit-oriented, higher-density, mixed-use area west of the hospital around the bus exchange, with the goal of a regional health hub next to it. Over time that should mean more condos and rentals within walking distance, along with more construction.
In View Royal, the streets closest to the hospital are even known on the MLS as the Hospital area, mostly family houses and townhomes. The rest of central View Royal adds new condo buildings, older houses and townhomes, Glentana has established townhome complexes, and Six Mile and Portage Inlet add houses near the water. Across the boundary in Saanich, Strawberry Vale, Granville and Marigold have mostly older houses. Explore View Royal, View Royal houses, View Royal condos and View Royal townhomes, and families can check homes in the View Royal Elementary catchment.
Greater Victoria is older than BC as a whole: in the 2021 Census, 23% of people in the Victoria metropolitan area were 65 or older, compared with 20% across the province (Government of Canada economic profile). Victoria General's regional stroke program and specialty clinics serve many older patients, and the hospital is a short drive from much of the West Shore and Saanich.
Owners aged 55 and older may also be able to defer their annual property taxes through the provincial Property Tax Deferment Program, which some downsizers use to free up cash after a move. Rates and rules differ by municipality; see our guide to property taxes by municipality.
Victoria General's 24-hour emergency department means ambulances on Helmcken Road and the highway at all hours, and the site has a helipad. We found no published data on how often helicopters land, so visit at different times. Homes near the Trans-Canada Highway and Helmcken interchange also hear traffic, and the energy centre will be under construction until 2029. In return, View Royal puts you between downtown Victoria and the West Shore, close to the Galloping Goose and E&N trails and to Thetis Lake Regional Park.
Island Health has about 27,000 employees, and Victoria General and Royal Jubilee are also the teaching hospitals for third- and fourth-year students in the UBC Island Medical Program. Staff who work at both sites can compare homes near Royal Jubilee, about 9 km to the east. For a wider search on the West Shore, see Colwood and Langford.
Victoria General is in the Town of View Royal, just off the Trans-Canada Highway, although its mailing address is 1 Hospital Way, Victoria. View Royal's 2026 Official Community Plan describes it as a regionally critical hospital within the town.
Yes. Island Health says Victoria General is the only birthing hospital in Victoria, with about 3,000 births a year, and it has neonatal and pediatric intensive care units.
At the start of November 2026 there were about 60 houses, condos and townhomes within 2 km of the hospital: 33 houses, 18 condos and 9 townhomes, about three quarters of them in View Royal and the rest in Saanich. The live statistics on this page show today's count.
Island Health is building a new energy centre from 2026 to 2029 to support future expansion, and is adding 57 public parking stalls in fall 2026. View Royal's 2026 Official Community Plan expects new hospital buildings over the next decade and plans a higher-density, mixed-use area west of the hospital around the bus exchange.
