Track current condo market conditions in Nanaimo, Nanoose Bay, Parksville, Qualicum Beach, Ladysmith and Chemainus, including asking-price ranges, price per square foot, days on market and active inventory for apartment-style condos listed through the Vancouver Island Real Estate Board. The figures below are generated from current MLS® data and update as suites are listed, sold or repriced.
Nanaimo and Parksville condo market caution: Fractional and quarter-share resort suites on the Parksville beachfront list for a small part of a whole-ownership price and drag the low end of the range and the average down, while new oceanfront suites at Fairwinds and harbour-view towers in downtown Nanaimo pull the top up. Older walk-ups in Uplands, central Nanaimo and Chemainus sit far below either. Compare whole-ownership units of similar age in the same neighbourhood.

How to Read the Numbers
Understanding Nanaimo and Parksville Condo Market Data
Condo figures here combine a city market with resort and retirement buildings, and each moves the statistics differently.
01
Nanaimo Is Most of the Market
Downtown towers, Old City low-rises, 1980s complexes in Uplands and newer north-end buildings make Nanaimo the bulk of the area's condo inventory. City listings therefore set the middle of the range, and a new building releasing several units at once can shift the averages.
02
Resort and 55+ Buildings
Beachfront resort suites in Parksville, marina-side buildings at Fairwinds and age-restricted buildings in Parksville, Qualicum Beach and Chemainus are priced on setting, amenities and buyer pool rather than size, which stretches price per square foot in both directions.
03
Strata Health Matters
Two similar suites can carry very different costs. Monthly fees, the contingency fund, the depreciation report, insurance deductibles and any envelope or elevator work coming up all affect what a buyer will pay, and none of them appear in the averages.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
