Track age-restricted condos, townhomes, patio homes and manufactured homes in Courtenay, Comox and Campbell River, listed through the Vancouver Island Real Estate Board with a minimum resident age of 55. Asking prices, price per square foot, market time and the number of active listings below are drawn from MLS® data and refresh as homes are listed, sold or repriced.
Comox Valley 55+ market caution: Manufactured homes on rented pads make up a large share of this group and list for a fraction of a condo or patio home, so the average price says more about the mix than about values. A detached home in a 55+ bare-land strata can sit at the top of the range beside a 1970s single-wide at the bottom. Compare one property type in one town at a time.

How to Read the Numbers
Understanding Comox Valley 55+ Market Data
Three different markets share one age rule here, and the figures move with whichever of them has more listings.
01
Condos, Patio Homes and Park Homes
Comox town-centre condos, Courtenay patio homes and townhomes, and manufactured homes in parks in Courtenay, the Comox Peninsula and Campbell River each have their own price level. A month with more park homes listed pulls every average down.
02
Pad Rent and Strata Fees
A manufactured home's price excludes the land, and pad rent is paid on top; a strata unit's price includes its share of the land, with strata fees on top. Monthly costs belong beside price when comparing the two.
03
Building Age
Many age-restricted buildings and parks here date from the 1970s to the 1990s, and their price per square foot reflects the work ahead as well as the location. A newer patio home and an older apartment are rarely true comparables.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
