About these figures: the map and the listings on this page show Happy Valley detached houses only. There are too few detached houses for a separate report, so the six statistics describe the whole Happy Valley market.
Search newer detached houses for sale in Happy Valley, Langford: family homes built mostly since 2010 around Happy Valley Road, close to Happy Valley Elementary, parks and trails on the southern Westshore.
About 16 Happy Valley houses were for sale in early October 2026, from roughly $730,000 to $2 million. The average asking price was about $1.08 million, for a house averaging four bedrooms and around 2,250 square feet, most built between 2010 and 2026 with a few older homes.
These are newer family homes in a growing Westshore neighbourhood, close to schools, parks and trails. The Happy Valley market report shows the wider market, since there are too few houses for a separate report.
Happy Valley houses were built mostly since 2010, with new homes still being added.
Three- and four-bedroom plans around 2,000 to 2,800 square feet suit growing families.
Many newer homes include a legal suite or flexible lower level for income or family.
Happy Valley Elementary, parks and trail connections are close by.
The 16 houses for sale in early October ranged from a smaller or older home around $730,000 to large newer houses approaching $2 million, with most between roughly $850,000 and $1.3 million. Living area clustered around 1,600 to 3,000 square feet, with three and four bedrooms common, and years built mostly 2010 to 2026. Because the homes are relatively uniform in age, the differences that matter are floor plan, lot, finish and whether there is a suite.
For a buyer who wants a newer family home on the Westshore at a more accessible price than the established neighbourhoods, Happy Valley houses are among the better options.
Most Happy Valley houses are newer, built through phased subdivisions over the past fifteen years, and new homes continue to come to market on streets such as Autumn Lane and Deltana Avenue. A newer home carries fewer maintenance questions than an older one and may still be under warranty. For a brand-new house, confirm whether GST applies and is included, ask for the 2-5-10 home warranty details, and for an unfinished home, understand the completion date.
Many newer Happy Valley houses are built with, or allow for, a legal suite, which can help with mortgage qualification. If income is part of your plan, confirm that the suite is permitted at that address, whether it is finished and self-contained, and what the City of Langford allows. Base any budget on verifiable rent, and remember that a suite affects how the house lives day to day as well as what it earns.
Happy Valley is built for families, and the houses reflect it: three and four bedrooms, open main floors, garages and usable yards. The draw is the setting, with Happy Valley Elementary, parks and trail connections close by, and the hills of the southern Westshore within reach. For households with children, a newer home with schools and the outdoors nearby is the main appeal.
Most Happy Valley houses have three or four bedrooms and three or four bathrooms, with living area generally between about 1,600 and 3,000 square feet. Many are two- or three-level homes, with the main living areas on the entry level, bedrooms above and often a suite or flex space below. Think about how the levels and layout suit your household, and look at the yard and parking, which vary by lot.
Across the detached listings the average worked out around $485 per square foot, lower than the established east-side Victoria neighbourhoods and reflecting the Westshore location and newer, efficient construction. Because the homes are similar in age and style, price per square foot is a useful comparison here, though lot, finish and a legal suite can all justify paying above the raw number.
Happy Valley lots are generally modest and efficient, in keeping with newer subdivisions, with garages and low-maintenance yards, though some back onto green space or sit on larger parcels at the rural edge. Walk the lot, check the orientation for sun, and look at how close the neighbouring homes are, since density is higher than in older Westshore areas but varies across the neighbourhood's phases.
Happy Valley houses offer newer construction at an accessible price within Langford's wider house market. Compare them with Langford houses for sale across the city, with nearby Westhills, and see all Happy Valley properties for townhomes in the neighbourhood.
