Saanich East and Saanich West
Market conditions can differ substantially between Saanich East and Saanich West. Gordon Head, Cordova Bay, Broadmead, Cadboro Bay and other eastern neighbourhoods can have different price structures and buyer demand from Tillicum, Gorge, Interurban, Prospect Lake and western rural or semi-rural areas.
Property Mix Can Move the Average
Saanich inventory can include detached houses, condos, townhomes, waterfront residences, view properties, larger rural parcels and land. A change in the mix of property types can shift the municipality-wide average even when values within a particular segment have changed very little.
