Comox Valley & Campbell River Luxury Homes Market Report
Track the top of the market in Courtenay, Comox, Cumberland, the Baynes Sound communities, Merville, Black Creek, Campbell River and the islands: houses, condos and townhomes listed at $2 million and above through the Vancouver Island Real Estate Board. Asking prices, price per square foot, market time and active listings below are generated from MLS® data as listings change.
Comox Valley luxury market caution: This group is small, and one farm, island lodge or multi-building estate priced far above the rest can move the average by a wide margin. Large Black Creek and Merville farms list as residential with the land carrying most of the value, while Quadra Island lodges add bedroom and bathroom counts no ordinary home would have. Read the range and the middle of the table before the average.

How to Read the Numbers
Understanding Comox Valley Luxury Home Market Data
Shoreline, acreage and jurisdiction explain most of the spread in this report, and few of its figures compare like with like.
01
Waterfront and Farmland Lead
Most $2 million-plus listings here are oceanfront on the Comox Peninsula, Baynes Sound, Saratoga Beach or Discovery Passage, or farms and estates in Merville and Black Creek. Crown Isle golf homes, custom builds in Courtenay and Quadra Island retreats make up much of the rest.
02
Price per Square Foot Misleads
An older oceanfront cottage on a large lot and a sprawling lodge on Quadra can both list above $2 million, yet one shows a very high price per square foot and the other a low one. Compare on frontage, acreage, outbuildings and setting rather than living area alone.
03
Different Taxes Across Short Distances
Courtenay, Comox and Cumberland fall under BC's speculation and vacancy tax; Campbell River, the rural electoral areas and the islands do not. Homes assessed above $3 million also pay the additional school tax, so carrying costs can differ between two similar estates.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
