Search townhomes built in 2025 or later across Saanich, from compact infill units near Uptown and Camosun College to family townhomes in Cedar Hill, Gordon Head, Broadmead and Cordova Bay.
Townhomes are the biggest part of Saanich's new-build market. This page shows every current listing in the District of Saanich built in 2025 or later, including presales still under construction, about 39 homes in late October 2026.
Most of them come from a new kind of project. Since Saanich's small-scale multi-unit housing rules took effect on June 30, 2024, builders can put three to six homes on many lots that used to allow one house. The result is a steady stream of small townhome projects, often three or four homes lettered A to D, tucked into established streets close to shops, schools and bus routes.

Three to six homes on a former house lot, in a neighbourhood that is already built out.
Most are three or four bedrooms over two or three floors, many with a garage or a ground-floor flex room.
Most are priced below $1.1 million, the limit for BC's newly built home exemption from transfer tax.
Two years on materials and labour, five on the building envelope and ten on the structure.
New townhomes in Saanich fall into three fairly clear price groups, and knowing which one you are shopping in makes the listings much easier to compare.
| Asking price (late Oct 2026) | What you typically get | Where they are |
|---|---|---|
| Under $700,000 | Compact one- and two-bedroom units of about 550 to 750 square feet, often part of a larger infill project | Marigold, Camosun, Royal Oak |
| $700,000 to $1 million | Three- and four-bedroom family townhomes of about 1,300 to 2,150 square feet | Lake Hill, Quadra, High Quadra, Cedar Hill, Gateway near Uptown, Glanford, Gordon Head |
| Over $1 million | Larger or better-located homes, some close to the water | Cedar Hill, Broadmead, Cordova Bay, Gordon Head, Cadboro Bay |
In the middle group, price per square foot is usually the fairest way to compare two homes. Compare what is included, too: a garage, a finished lower level, appliances, landscaping and air conditioning or a heat pump all differ from one builder to the next.
New townhome listings in late October 2026 were spread across more than a dozen Saanich neighbourhoods. The busiest streets for small infill projects were Allenby Street near Camosun College, Dale Street off Quadra, McBriar Avenue and Tuxedo Drive in Lake Hill, Lindsay Street in Royal Oak, Wiseton Street in Marigold, and Louise Place and Cedar Hill Road in Cedar Hill. Larger projects include Marlowe on Tyndall Avenue in Gordon Head and a townhome development on Whittier Avenue near Uptown, with new homes in Broadmead and Cordova Bay at the upper end of the range.
To compare new homes with older ones nearby, see Cedar Hill townhomes, Royal Oak townhomes, Broadmead townhomes and the Marlowe project page.
A three- or four-home townhome project is a strata corporation like any other, but a very small one, and that changes a few things.
To fit several homes onto one lot, many new Saanich townhomes are three storeys, with the garage or a flex room on the ground floor and bedrooms at the top. If stairs will be a problem in a few years, look at the plans closely, or consider a one-level patio home instead.
Most new Saanich townhomes are priced below $1.1 million, so a buyer who will live in the home may qualify for BC's newly built home exemption and pay no property transfer tax, with a partial exemption up to $1.15 million. On a $950,000 home the provincial transfer tax would otherwise be about $17,000.
New homes are subject to 5% GST. A qualifying first-time buyer can recover all of the GST on a new home valued up to $1 million through the federal first-time home buyers' GST rebate, and part of it up to $1.5 million. Ask each builder whether the list price includes GST, because practice varies, and confirm your eligibility with your lawyer or notary.
Some of these townhomes are still being built, with a 2026 or 2027 completion year. Before you sign, find out the expected completion date, what happens if it slips, whether you can assign the contract, and how the deposit is held.
In late October 2026 new Saanich townhomes were listed from about $360,000 for a compact one-bedroom unit to about $1.63 million, with an average of roughly $955,000 for about 1,500 square feet.
Saanich's small-scale multi-unit housing zoning, in effect since June 30, 2024, allows three to six homes on many lots inside the Urban Containment Boundary that used to allow one house, without a rezoning.
Often. BC's newly built home exemption removes property transfer tax on a qualifying new home used as a principal residence with a fair market value below $1.1 million, with a partial exemption up to $1.15 million.
