Quadra Village Pet-Friendly Condos and Townhomes for Sale

Most pet-friendly listings near the village are condos in low-rise buildings from the late 1970s to the mid-1990s on Pembroke Street, Wark Street, Bay Street and Quadra Street, along with newer suites on Hillside Avenue and a few townhomes on Princess Avenue and Pembroke Street. Townhomes and ground-floor suites with patios are the easiest fit for dogs, while upper-floor suites in quieter buildings often suit cat owners.

This page includes only listings marked as allowing cats or dogs. A listing's pet note is a summary, not the rule itself, so the strata bylaws decide what is actually allowed.

Where to Walk a Dog Near Quadra Village

The City of Victoria requires dogs to be on a leash in all City parks except designated leash-optional areas, keeps dogs out of playgrounds, and requires owners to pick up after their dogs and keep them under control. Dogs must also wear a current City licence tag.

PlaceWhat it offers dog owners
Topaz ParkA citywide recreation park and one of the City's leash-optional parks, a few blocks northwest of the village
Summit ParkGarry oak woodland trails; dogs must be on leash, and the woodland is a protected sensitive ecosystem
Oaklands Park and Oswald ParkTwo more leash-optional parks in neighbouring Oaklands, a short drive or longer walk east
Neighbourhood streetsQuiet residential blocks for daily on-leash walks, away from the bus corridors

Some leash-optional areas have set daily hours posted on site, so check the signs before you go.

How Strata Pet Bylaws Work

In BC, each strata corporation decides its own pet rules in its bylaws. A strata that has never changed the standard bylaws allows one dog or one cat per suite, plus a reasonable number of fish or small caged mammals and up to two caged birds. Many buildings replace those with their own rules, which can limit the number, size or type of pets, require pets to be leashed or carried in common areas, or ban new pets altogether.

When a strata passes a bylaw banning a pet, the Strata Property Act protects a pet that already lives in the building at that time, so existing pets can stay. That protection does not extend to a new pet you bring in later, which is why the current bylaws matter more than what a seller's pet is allowed to do.

What to Check Before Writing an Offer

  • Bylaws and rules: read the full pet bylaw, including number, size, breed and weight limits, and any rules about common areas and elevators.
  • Recent minutes: look for complaints, proposed bylaw changes or votes about pets.
  • Rentals: if you might rent the suite out later, note that a strata's pet rules also apply to tenants.
  • The suite itself: flooring, a patio or yard, and distance to an exit all matter for a dog.

Townhomes for Dog Owners

Townhomes are the most dog-friendly option near the village, with their own doors to the street and often a small yard or patio. Supply is limited, because most of the area's strata homes are apartment-style condos, so it pays to watch the listings and move quickly when a pet-friendly townhome appears. Check whether a townhome's yard is limited common property, which the strata controls, before planning a fence or a dog run.

Condos for Cat Owners

Cats are often easier to fit into a strata building than dogs, and many of the older low-rises near Quadra Village allow at least one cat. Check whether the bylaws require cats to stay indoors or be kept out of common areas, and whether balconies may be screened.

Pet-Friendly Features to Look For

A pet-friendly listing is only the start. For a dog, a ground-floor suite with a patio, or a townhome with its own door, saves many trips through hallways and elevators. Hard flooring is easier to clean, but many stratas require an approved sound underlay before flooring is changed, so check before renovating. Distance to the nearest exit, a nearby patch of grass and quiet neighbours on the other side of the wall all matter more to a pet owner than to other buyers.

Living Near Topaz Park

Topaz Park is the main draw for dog owners north of the village. As one of the City's leash-optional parks, it gives dogs room to run off leash in the designated area, and its sports fields and open lawns make it a busy, social place on weekends. Summit Park, a little to the east, is for on-leash walks through Garry oak woodland, a quieter change of pace on the same morning loop.

Daily Life With a Pet Near the Village

Groceries and everyday services are on Quadra Street, and the walk to Topaz Park or Summit Park makes a routine part of the day. Downtown is about 1.5 kilometres south, and buses on Quadra Street and Hillside Avenue make it easy to get around without a car. The Quadra Village Community Centre on Kings Road is a hub for neighbourhood programs and events.

Prices for Pet-Friendly Strata Homes

Pet-friendly suites follow the same pattern as the wider condo market around the village: older one-bedroom suites are the most affordable, two-bedroom suites and newer buildings sit higher, and townhomes are at the top. The live statistics above and the Quadra Village pet-friendly market report show current asking prices and recent sales for these homes.
