One million dollars is a four-bedroom house of about 2,800 sq ft in Sooke, a new three-bedroom townhome in Royal Oak or a two-bedroom condo in James Bay. In Uplands, South Oak Bay and Rockland it buys nothing at all. We went through every home listed between $900,000 and $1.1 million in 30 Greater Victoria neighbourhoods to show exactly what the money gets you.

How we did it. We used the MLS® listings on this site on October 28, 2026: every house, townhome, condo and duplex with an asking price from $900,000 to $1,100,000, inside each neighbourhood's own search on this site. Sizes are the median living area of the homes in that range, so one huge or tiny listing does not skew them. These are asking prices; listings change daily.

The big picture: what $1 million gets you

Distance from downtown decides almost everything. In the core, a million dollars is split between condos, townhomes and older houses. Move out to the West Shore, the Peninsula and Sooke, and it becomes mostly a detached house, and on the West Shore and in Sooke, a bigger one.

The size gap is the story. A $1 million house in Sooke averages about 2,485 sq ft and one on the West Shore about 2,154 sq ft, compared with 1,775 to 1,902 sq ft in the core, Saanich and the Peninsula. Those closer-in houses are mostly older homes, while many on the West Shore were built in the last 20 years.

Reading the numbers

  1. Close to town, the family home at this price is a townhome. In Royal Oak, Broadmead, Gordon Head and View Royal, a million buys a townhome of around 2,000 sq ft, about the size of a modest house.
  2. Character costs less than you think. Fernwood, Quadra and Burnside still have early and mid-century houses with four or more bedrooms in this range, though older houses usually need more upkeep.
  3. New construction sets the price in the growth areas. At Bear Mountain, Royal Bay and Esquimalt, most of what lists near $1 million was built in 2025 or later.
  4. Check strata fees and taxes. A townhome and a house at the same price can cost very different amounts to own each month.

Each neighbourhood uses its own saved search on this site. Royal Bay listings also fall inside Colwood, so Royal Bay is left out of the regional totals. Float homes classed as houses were left out of the "houses start at" figures. A few neighbourhoods with only one or two listings in the range, such as Jubilee, Gorge and Metchosin, were left out to keep the list readable. Asking prices change daily; sale prices are not shown.
