Search new townhomes, new houses and new condos in Saanich, from small infill projects near Uptown and Quadra to new homes in Gordon Head, Cordova Bay and Cadboro Bay.
This page shows every current MLS® listing in the District of Saanich built in 2025 or later, including presales with a 2026 or 2027 completion year. In late October 2026 that was about 64 homes: roughly 39 townhomes, 14 houses and 10 condos, plus one new multifamily property.
Saanich is the largest municipality in Greater Victoria, and very little of it is vacant land. Almost all of its new homes are built on lots that once held a single house, which gives the new-build market here a very particular shape: many small projects of three to six homes, spread through established neighbourhoods, with a few larger condo and townhome buildings.
Browse by type on new townhomes or new houses, each with its own live map.

Three to six new homes on a former house lot, the most common kind of new home in Saanich today.
Micro-suites near the university and larger suites in Cordova Bay, from under $400,000 to over $1.3 million.
New single-family homes, side-by-side pairs on one lot, and new estate homes near the water.
New homes carry BC's 2-5-10 warranty, and qualifying buyers can save on transfer tax and GST.
On June 30, 2024, Saanich's zoning changes for small-scale multi-unit housing took effect, following the Province's rules for missing-middle housing. Inside the Urban Containment Boundary, a lot zoned for a single house now allows between three and six homes without a rezoning, depending on its size and location. Projects of five or more homes need a form and character development permit.
That change is visible in the listings. Many of the new townhomes for sale today are in clusters of three or four homes on streets such as Allenby Street near Camosun College, Dale Street off Quadra, McBriar Avenue and Tuxedo Drive in Lake Hill, Lindsay Street in Royal Oak and Wiseton Street in Marigold, and units are often lettered A to D rather than numbered. Because they replace one house each, these projects arrive quietly, a few homes at a time.
Townhomes make up well over half of Saanich's new-build listings. In late October 2026 they ran from about $360,000 for a compact one-bedroom unit to about $1.63 million for a three-bedroom home near Cadboro Bay, with an average of roughly $950,000 for about 1,500 square feet. The typical new Saanich townhome has three bedrooms and three bathrooms over two or three floors.
Alongside the infill projects there are larger developments, including Marlowe on Tyndall Avenue in Gordon Head, a group of new townhomes on Whittier Avenue near Uptown, and new homes in Cedar Hill, Broadmead and Cordova Bay. See them all on Saanich new townhomes for sale.
About fourteen new houses were for sale, from about $1.5 million to more than $7 million. Several are pairs of new homes on what was one lot, sold as strata units with letters or unit numbers in the address, in Arbutus, Cadboro Bay and Cordova Bay. Others are custom homes, including new estate homes at Ten Mile Point and in Gordon Head. See Saanich new houses for sale for the full list.
New condo listings are fewer, about ten, and they fall into two groups. Near the University of Victoria, Marlowe offers small studio suites at some of the lowest prices for new construction in the region. In Cordova Bay, two new buildings offer two-bedroom suites of about 1,000 to 1,400 square feet, mostly priced between about $800,000 and $1.4 million. The project pages for Marlowe, The Tides at Cordova Bay and Tiller & Grace have floor plans, details and current listings, and every condo in the district is on Saanich condos for sale.

Two programs can make a new Saanich home cheaper than its price suggests. British Columbia's newly built home exemption removes property transfer tax on a new home used as your principal residence with a fair market value below $1.1 million, with a partial exemption up to $1.15 million, for homes registered on or after April 1, 2024. Most of Saanich's new townhomes and new condos are priced below that line.
New homes are subject to GST, which is 5% of the price. The federal first-time home buyers' GST rebate covers all of the GST on a new home valued up to $1 million, and part of it up to $1.5 million, for buyers who qualify. On a $950,000 townhome that is about $47,500.
Both programs have eligibility rules, including who counts as a first-time buyer, residency, how long you must live in the home and when the purchase agreement was signed. Ask the builder whether GST is included in the price, and confirm your eligibility with your lawyer or notary before you write an offer.
New homes in BC built by a licensed residential builder come with mandatory home warranty insurance, usually called the 2-5-10 warranty: two years on materials and labour, five years on the building envelope and ten years on the structure. Ask for the warranty provider's name and confirm that the home is enrolled.
If you buy before completion, the developer must give you a disclosure statement when the project is marketed under the Real Estate Development Marketing Act, and you have seven days after signing and receiving it to cancel and recover your deposit. Small infill projects are often sold differently, so ask for the strata plan, bylaws, first-year budget and warranty details whatever the size of the project.
In late October 2026 there were about 64 listings built in 2025 or later, including presales: roughly 39 townhomes, 14 houses and 10 condos. The live map and statistics at the top of this page show the current count.
Since June 30, 2024, Saanich zoning allows three to six homes on most lots that used to allow one house, inside the Urban Containment Boundary. Builders are replacing older houses with small groups of townhomes.
Not always. BC's newly built home exemption removes property transfer tax on a qualifying new home used as a principal residence with a fair market value below $1.1 million, with a partial exemption up to $1.15 million.
Yes, 5% GST applies to new homes. Qualifying first-time buyers can get a rebate of all the GST on a new home valued up to $1 million and part of it up to $1.5 million. Ask the builder whether GST is included in the listed price.
