Age Restricted Condos

Condos with Age Restrictions for Sale in Victoria on MLS

Age restrictions are typically prohibited by provincial legislation in BC after recent changes were implemented to prevent age related discrimination. The only exception to this rule are strictly senior complexes with an age restriction limit of 55. Older people must have ways of seperating and protecting themselves from the noisy, drug smoking, party banging disturbers of the peace of the less mature than themselves. Screaming kids can also be a real issue for the older set, so they are not welcome either.

It should be noted by potential investors of such units that they typically sell for 5% less on the open market than their unrestricted counterparts and also typically take a bit longer to sell, especially when the unit fits the typical investment condo mold, like larger and less expensive units with a lot of bedrooms in prime locations.

Seniors complexes with 55+ age restrictions whether in condominium developments or townhouse complexes are typically of an older vintage, typically 2005 or older, though there are always exceptions to this rule. Developers have come to recognize the negative impact on value of including an age restriction bylaw in their initial offering, and have therefore left it to future strata councils to implement them.
