About the Saanich Peninsula

The Saanich Peninsula sits north of Victoria and forms one of the most distinctive parts of Greater Victoria. It is surrounded by water on multiple sides, with the Saanich Inlet to the west, Haro Strait to the east, the Gulf Islands nearby, and the southern Gulf Islands and mainland ferry connections within easy reach.

The area includes three main municipalities: Sidney, North Saanich, and Central Saanich. Together, they offer a mix of seaside town living, rural acreage properties, agricultural land, waterfront estates, village centres, family neighbourhoods, marinas, beaches, parks, and country roads.

Sidney

Sidney often appeals to buyers who want convenience without living in downtown Victoria. Condos, townhomes, smaller houses, waterfront and near-water properties, and homes close to Beacon Avenue can all attract buyers who value walkability, ocean proximity, and a village-style setting.

North Saanich

North Saanich is one of Greater Victoria’s best rural-residential and waterfront markets. It includes Deep Cove, Ardmore, Dean Park, Swartz Bay, Tsehum Harbour, marina areas, acreages, estate properties, larger lots, and some of the most private residential settings on the Peninsula.

Buyers often choose North Saanich for privacy, space, waterfront, views, marinas, rural character, and proximity to Sidney, the airport, and BC Ferries. The trade-off is that properties can be highly individual. Zoning, septic, wells, driveway access, slope, exposure, views, outbuildings, and land usability can all matter as much as the house itself.

Central Saanich

Central Saanich is one of the most varied real estate areas on the Peninsula. It includes Brentwood Bay, Saanichton, Tanner Ridge, Keating, Island View, Martindale, Oldfield, Mt. The Saanich Peninsula is one of the strongest rural-living alternatives in Greater Victoria because it offers country properties without feeling remote. Buyers can find acreages, farms, larger residential parcels, estate homes, hobby-farm settings, properties with workshops or outbuildings, and homes with gardens, orchards, paddocks, or rural views.

Rural living on the Peninsula requires more due diligence than buying a standard urban home. Buyers should consider wells, septic systems, drainage, ALR status, zoning, permitted uses, soil, outbuildings, easements, covenants, road access, maintenance, and the long-term practicality of the land.

Waterfront and Coastal Living

Outdoor recreation is also a major reason people choose the Peninsula. Residents may enjoy John Dean Provincial Park, Island View Beach, the Lochside Regional Trail, Horth Hill, Deep Cove, Brentwood Bay, Butchart Gardens, marinas, paddling, cycling, farm markets, beaches, and easy access to the Gulf Islands.

Airport, Ferry and Commuting Advantages

One of the practical advantages of the Saanich Peninsula is access. The Victoria International Airport and BC Ferries terminal at Swartz Bay are both located on or near the Peninsula, making the area especially convenient for buyers who travel regularly, commute to the mainland, or have family visiting from outside Vancouver Island.

The Pat Bay Highway also provides a direct route toward Saanich, Victoria, and the rest of Greater Victoria. Commute times still matter, especially during peak periods, but the Peninsula generally offers stronger access than many rural areas farther west or north.

The Saanich Peninsula can be a strong fit for buyers who want space, privacy, coastal scenery, a quieter lifestyle, farmland, boating, village amenities, or a more rural setting without being too far from Victoria. It can work well for retirees, downsizers, families, acreage buyers, waterfront buyers, gardeners, hobby farmers, boaters, and buyers who value access to the airport or ferries.

It may be less suitable for buyers who want a dense urban lifestyle, nightlife, very short downtown commute, or minimal property maintenance. A Sidney condo, a Brentwood Bay home, a North Saanich acreage, and a Central Saanich farm are all Peninsula options, but they offer very different day-to-day lifestyles.

Saanich Peninsula Real Estate and Lifestyle Fit

Real estate on the Saanich Peninsula is closely tied to lifestyle. A buyer looking for walkability may prefer Sidney. A buyer looking for privacy may prefer North Saanich. Because the Peninsula includes so many property types, buyers should avoid comparing listings too broadly.
