Central Saanich pet-friendly inventory is heterogeneous. A manufactured home in an age-restricted leasehold community, an established Saanichton condo, a newly built Brentwood Bay condo and a larger strata townhome can all appear in the same pet-friendly dataset while competing at very different price levels.

Price per square foot is especially sensitive to that mix. Manufactured homes on leased land typically show much lower figures because the buyer is not purchasing the land, while compact units in newly completed condo buildings tend to show the highest. Average price per square foot should therefore be read together with property type rather than as a single market-wide benchmark.

Days on market can also reflect rules and ownership structure. Strata properties with clear, flexible pet bylaws and practical ground-level access may attract a broader pool of buyers and sell faster, while restrictive pet rules, short remaining lease terms, age limits or financing constraints on leasehold homes can narrow the buyer pool and lengthen market time.
