Highlands houses for sale on rural forested lots in Greater Victoria BC
Highlands Houses for Sale

Browse detached houses in the District of Highlands, from family homes near Bear Mountain and Millstream to custom houses on private, forested rural lots.

Highlands Houses, Rural Homes & MLS® Listings

Search current Highlands houses for sale in the District of Highlands, the rural municipality between Langford, View Royal and the Saanich Inlet. Houses here are mostly on larger lots, many of them wooded and set back from the road, and the municipality has very little commercial development.

The Highlands market is small. In mid-October 2026 there were 14 detached houses for sale, with asking prices from about $1.1 million to about $3.7 million. Most were in the Eastern and Western Highlands neighbourhoods.

This page shows detached houses only. There are too few Highlands houses for a separate market report, so the six statistics above describe the whole Highlands market.

You can also compare all Highlands properties, Highlands acreages and land, Highlands view homes and Highlands homes with suites.

Highlands Houses for Sale

Highlands houses range from 1970s and 1980s family homes on rural lots to newer custom houses and executive homes near Bear Mountain. Because the municipality is rural by design, most houses come with more land, more privacy and more maintenance than a house in Langford or View Royal, and very few sit on conventional suburban lots.

With so few listings at any time, prices can move noticeably from one month to the next as individual houses come on and off the market. A single large estate can shift the averages, so compare individual houses rather than relying on Highlands-wide figures.

Eastern Highlands Houses

The Eastern Highlands takes in the roads around Munn Road, Lakeridge and Lost Lake, along the borders with Saanich and View Royal. Houses here are on rural lots but within reach of Saanich, the Prospect Lake area and View Royal, which suits buyers who work or shop on that side of the region.

Western Highlands Houses

The Western Highlands follows Millstream Road and Millstream Lake Road north from Langford. Houses here range from family homes on acreage-sized lots to custom properties near parkland, and Millstream Road leads south to the shopping and services around Millstream Village in Langford.

Bear Mountain Houses in Highlands

Part of the Bear Mountain community lies within the District of Highlands. These houses are typically newer, on more conventional lots, and closer in style to the rest of Bear Mountain than to the rural Highlands. Compare them with Bear Mountain houses on the Langford side.

Wells, Septic and Rural Services

Many Highlands houses rely on private wells and septic systems rather than municipal water and sewer. Before buying, review well flow and water quality, the age and condition of the septic system, and any records of servicing or replacement. These systems affect insurance, financing and future renovation plans, and they can be costly to upgrade.

Driveways, Slopes and Land

Highlands terrain is hilly and rocky. A house may sit at the top of a steep driveway, on a sloped lot with limited flat yard, or on a parcel where much of the land is forest or rock. Driveway grade in winter, the amount of usable land, sun exposure, drainage and tree maintenance all matter when comparing one house with another.

Houses with Suites

Some Highlands houses include a suite or separate guest accommodation, which can help with mortgage costs or house extended family. On a rural lot, a suite also affects septic capacity, parking and privacy, so confirm that it is permitted and that the septic system is sized for it. See current Highlands homes with suites.

Fire Safety and Insurance

Forested rural areas carry wildfire considerations. Defensible space around the house, roofing materials, access for emergency vehicles and the distance to the nearest fire hall can all affect insurance availability and cost, so it is worth getting an insurance quote early in the buying process.

Buying a House in Highlands

Highlands suits buyers who value space, privacy and natural surroundings over walkability. Compare commute times to Langford, Victoria and the Saanich Peninsula, the condition of rural systems, and how much land you are prepared to maintain. A pre-purchase inspection that covers the well, septic, drainage and any outbuildings is especially useful here.
