Large-lot values reflect both the residence and the practical utility of the land. A 15,000-square-foot lot can function very differently depending on shape, zoning, topography, privacy and servicing.

Wide, level and efficiently configured parcels may provide more usable space than larger irregular or steep lots. House placement, setbacks and easements can materially affect utility.

Why Large-Lot Averages Can Shift Quickly

Greater Victoria homes on large lots are not a uniform property class. An older Saanich home on an oversized parcel, a North Saanich estate, an Oak Bay property on a rare large urban lot and a western-community home with redevelopment potential can all meet the same land threshold while competing at very different price levels.

Average asking price should therefore be read together with the active listing mix. The addition or removal of several premium estate homes or redevelopment-oriented properties can move the average without indicating an equivalent change across every large-lot home.

Days on market can also reflect property specialization. Well-located homes with useful land, good servicing and strong privacy may attract broad demand, while unusually configured parcels or properties whose value depends heavily on redevelopment potential may require a narrower buyer pool.

Buyers may find estate-style properties, large residential parcels and semi-rural homes where privacy, accessory buildings and proximity to Sidney or major transportation routes influence demand.

Oak Bay & Urban Victoria

Exceptionally large urban lots can command a substantial premium because land is scarce. Frontage, redevelopment potential, mature landscaping and neighbourhood location may be major value drivers.

West Shore & View Royal

Older oversized parcels and estate-style homes can offer workshops, parking, secondary accommodation or redevelopment possibilities. Rapidly changing neighbourhood context can be important.
