Comox Valley & Campbell River Acreages & Land Market Report
Track acreage and land listings across the Comox Valley and Campbell River, from Fanny Bay and the islands to Merville, Black Creek and Quadra Island: homes on one acre or more, farms, forested parcels and bare land listed through the Vancouver Island Real Estate Board. The asking-price range, days on market and active inventory below come from MLS® data and update as properties are listed, sold or repriced.
Comox Valley acreage market caution: Bare lots, hobby farms and multi-million-dollar farm estates share this table, so the average price and price per square foot say little about any one parcel. A few strata condos and townhomes can also appear because their listing records the whole complex's land. Compare parcels of similar size, zoning, servicing and distance from town.

How to Read the Numbers
Understanding Comox Valley Acreage and Land Market Data
Rural land here is valued by what it can be used for, and that depends on who zones it and whether it is in the farmland reserve.
01
Farmland vs Forest
Flat farmland in Merville, Black Creek and along the coastal lowlands sells on soil, water and barns, while forested parcels west of the valley and around Campbell River sell on privacy, building sites and access. Mixing the two in one average hides both markets.
02
Four Kinds of Rules
A parcel may be zoned by a municipality, by the Comox Valley Regional District, by the Strathcona Regional District or by the Islands Trust on Denman and Hornby, and Agricultural Land Reserve status adds another layer. Similar acreages can carry very different rights to subdivide or add a dwelling.
03
Bare Land Shows No Living Area
Vacant lots have no house, so bedroom, bathroom and price-per-square-foot figures come only from the improved properties. A modest farmhouse on a large farm and a new custom home on two acres can still produce very different results.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
