Much of the townhome supply near UVic is new. Cadboro Bay has seen several small projects, including homes on Penrhyn Street completed in 2024 and more on Cadboro Bay Road scheduled for later years, a short walk from the village and the beach. In Cedar Hill, a new project on Cedar Hill Road was completed in 2025, and a new townhome development on Green Vale Avenue near Ten Mile Point lists homes at the top of the range. Most are three-bedroom homes of 1,400 to 2,600 square feet.
South of campus in Oak Bay's Henderson neighbourhood, a large established complex on Cedar Hill Cross Road, built around 1980, offers bigger floor plans at lower prices than new construction. Older complexes in Cadboro Bay add to the choice. With these, look closely at the depreciation report and recent maintenance.
For a new townhome, confirm whether GST applies and is included, ask for the 2-5-10 home warranty details, and if the home is not yet finished, understand the completion date and the deposit terms in the disclosure statement. New complexes start with fresh budgets, so look at how the developer has set the strata fees and the contingency reserve.
For many faculty and staff families, a three-bedroom townhome near campus offers most of what a house would, a garage, a small yard and room for children, at a lower price and with less upkeep. Compare the total monthly cost, including strata fees, with that of a house in the same area.
BC strata corporations cannot ban long-term rentals, so a townhome near UVic can be rented if your plans change. Pet rules, parking and age restrictions vary by complex, so read the bylaws before you make an offer.
