The campus is split between Saanich and Oak Bay, each with its own rules.
Cadboro Bay beach, Mount Tolmie, Finnerty Gardens and Mystic Vale are close by.
The UVic bus exchange is one of the busiest in the region, with routes in every direction.
UVic began as Victoria College in 1903 and became the University of Victoria in 1963. Its 163-hectare campus is split between the District of Saanich and the District of Oak Bay, with the academic buildings inside the circular Ring Road, about 600 metres across. In 2024-25 the university had about 17,900 full-time-equivalent students, along with thousands of faculty and staff, and its on-campus housing holds just over 3,200 students. The rest live off campus, many of them in the neighbourhoods on this page.
The campus is also a neighbourhood amenity. Finnerty Gardens, with its ponds, trails and flower gardens, and Mystic Vale, a 4.4-hectare forested ravine, are open to the public, and the university's athletic and recreation facilities and its large transit exchange serve the surrounding area.
Gordon Head, to the north and west, is the largest, with 1950s to 1970s family houses, many with suites, and a few newer homes. Cadboro Bay, to the east, has a small village, a sandy beach and some of the area's newest townhomes. Ten Mile Point beyond it is a quiet peninsula of larger homes. Mount Tolmie and Cedar Hill to the southwest mix older houses with condo buildings near McKenzie Avenue, Shelbourne Street and North Dairy Road, and to the south, Oak Bay's Henderson and Uplands neighbourhoods include townhomes on Cedar Hill Cross Road and some of the region's grandest houses. Explore Gordon Head, Mount Tolmie, Cedar Hill, Ten Mile Point and the Uplands for more.
Houses are more than half of the market around campus, with asking prices in late October 2026 from under $900,000 to about $7 million. Older bungalows and split-levels in Gordon Head and Mount Tolmie, many with suites, are the most common, and new duplexes and infill houses are appearing as Saanich's 2024 housing rules take effect. See houses for sale near UVic.
Condos near UVic are mostly in low-rise buildings from the 1970s to the 2020s along McKenzie Avenue, Shelbourne Street, Church Avenue and Cedar Hill Cross Road, with a few in Cadboro Bay village, and asking prices from under $400,000. Townhomes include new projects in Cadboro Bay and on Cedar Hill Road and older complexes in Oak Bay. See condos near UVic and townhomes near UVic.
Since June 30, 2024, Saanich has allowed three to six homes on many residential lots within its Urban Containment Boundary, depending on lot size and location, and it removed the requirement for an owner to live on a property with a secondary suite or garden suite. Oak Bay runs its own secondary suite program. Rules differ by lot and municipality, so confirm what a specific property allows before you plan around rental income.
Many parents buy a condo or a house near campus for a son or daughter and rent the extra rooms to other students. It can work well, but plan it carefully: decide whose name goes on title and how the mortgage will be qualified, insure the property as a rental if others will live there, and understand that tenants sharing a home with an owner are treated differently under BC's Residential Tenancy Act than tenants in a separate suite. A short walk or a single bus to campus is worth paying for.
For people who work at UVic, Camosun's Lansdowne campus or the nearby research institutes, living close by means walking or cycling to work. Families value the area's schools in the Greater Victoria School District (SD61), which serves both Saanich and Oak Bay, along with the beach at Cadboro Bay, Mount Tolmie Park and the trails of Mount Douglas Park a little further north. School catchments vary block by block, so confirm the schools for any address.
The UVic transit exchange beside the Student Union Building is one of the busiest in the region, with routes to downtown, Uptown, the Westshore and the Saanich Peninsula, and the campus is well connected by bike lanes. Downtown Victoria is about 15 minutes away by car outside rush hour.
Every listing on this page is within about 2 kilometres of the centre of the University of Victoria campus, which takes in parts of Gordon Head, Cadboro Bay, Mount Tolmie, Cedar Hill, Ten Mile Point, Henderson and the Uplands.
Demand is steady because UVic has around 18,000 full-time-equivalent students and on-campus housing for only about 3,200. Returns depend on the price, the suite setup and the rules, so run the numbers on verified rents.
In Saanich, rules adopted in 2024 allow three to six homes on many residential lots, and suites no longer require the owner to live on site. Oak Bay has its own suite program. Confirm what a specific lot allows with the municipality.
The campus is split between Saanich and Oak Bay, so nearby homes can be in either municipality, each with its own zoning, taxes and services.
