CURRENT SOOKE HOUSE MARKET DATA

Sooke Houses Market Report

Review the current Sooke detached-house market through asking-price distribution, active inventory, price per square foot and days on market. This report updates as the underlying Sooke house MLS® inventory changes.

REPORT SCOPE

Current Sooke Detached-House Inventory

This report isolates the Sooke house market rather than mixing detached homes with condos, townhomes or vacant land. Depending on current inventory, the report may include conventional family houses, ranchers, homes with suites, rural houses, larger-lot properties, waterfront houses and ocean-view detached homes.

Even within the detached-house segment, Sooke properties can differ substantially by location, lot size, servicing, condition, suite configuration, view quality, waterfront exposure and rural characteristics. Read the averages together with the distribution charts below rather than as a stand-alone measure of value.

ACTIVE MARKET ANALYSIS

Sooke House Market Charts

The charts summarize the active Sooke house inventory displayed in the native Real Geeks report table on this page.

Active Inventory by Price Range

Current Sooke house inventory grouped by asking price.

Days on Market Distribution

Current Sooke houses grouped according to time on market.

Price per Square Foot

Distribution for Sooke houses with usable living-area or price-per-square-foot data.

Asking Price vs. Market Time

Each point compares one current Sooke house's asking price with its days on market.

These charts describe active Sooke house inventory, not completed-sale statistics. Figures can change materially as houses are added, removed or repriced. Price-per-square-foot analysis uses only houses with usable underlying data.

HOW TO READ THE NUMBERS

Understanding Sooke House Market Data

Sooke's detached-house inventory can vary widely because conventional subdivision homes, rural houses, waterfront residences, view homes and larger-lot properties can all appear in the same active market. These four factors are especially important when interpreting the house-market statistics.

01

House Type and Location Matter

A newer subdivision house near the town centre is not directly comparable with a rural detached home, larger-lot property or waterfront residence. Changes in the mix of active houses can move the average asking price even when comparable house values have not changed by the same amount.

02

Town-Centre and Rural Markets Behave Differently

Properties close to shops, services and established residential areas compete on different attributes from larger rural holdings. Lot utility, road access, septic or sewer service, water supply, outbuildings and privacy can become major value factors outside the more conventional residential market.

03

Waterfront and View Properties Can Skew Averages

Sooke includes harbour, basin, Strait and mountain-oriented properties where view quality, shoreline exposure, elevation, privacy and site characteristics can create substantial premiums. A small number of high-value properties can materially affect the overall average.

04

Active Inventory Is Not a Sales Index

Asking prices and days on market show what is currently competing for buyers. They do not by themselves establish completed-sale values. For a specific property, recent comparable sales, condition, land utility, location and property type remain more important than a broad active-market average.

MARKET INTERPRETATION

What Can Move Sooke Asking Prices and Market Time?

Sooke houses can vary substantially in age, lot size, construction quality, renovation level, suite potential, parking, workshops and outbuildings, servicing, topography and proximity to the ocean. For rural and waterfront houses, access, drainage, slope, septic and water systems, shoreline conditions and exposure can be as important as house size.

Days on market should therefore be interpreted in context. Longer exposure can reflect an ambitious asking price, a specialized rural or waterfront house, condition issues, access limitations or a smaller buyer pool. Shorter market time can reflect stronger pricing, presentation, location and broad buyer appeal.
