Pad Rent Changes the Math
A lower price with a higher pad rent can cost more each month than a dearer home with a lower rent. Ask for the current rent and the date of the last increase on every listing.
Cash Buyers Set the Pace
Older homes on rented pads are harder to finance, so a share of buyers pay cash or use chattel loans. That can make sale prices and days on market move differently from the rest of the region.
