Greater Victoria 1 to 3 Acre Property Market Report

Track current asking-price patterns, active inventory, price per square foot and market time for Greater Victoria homes and rural properties on one to three acres represented in the same active search used by the dedicated 1-to-3-acre property page.

1-to-3-acre market caution: parcel size alone does not establish comparable value. Usable land, topography, privacy, zoning, ALR status, water, septic systems, outbuildings, road access, views and waterfront influence can materially affect both value and marketability. These figures describe active listings rather than completed-sale statistics.

Report Scope

Active Greater Victoria 1 to 3 Acre Inventory

This report tracks the same active listing population as the Greater Victoria 1-to-3-acre property search. Keeping the report and search population aligned is essential so the live map statistics, charts and native listing data are all describing the same market segment.

What belongs in this report: active properties meeting the same one-to-three-acre criteria as the matching acreage search page. Broader acreage listings and large-lot homes outside that range are not included.
Inventory & Pricing Analysis

1 to 3 Acre Price, Inventory & Market-Time Charts

These charts summarize the active one-to-three-acre inventory contained in the market-report table below. They show current asking-price distribution, market exposure and price-per-square-foot patterns rather than completed-sale statistics.

Inventory by Asking-Price Range

Current one-to-three-acre listings grouped by asking price.

Days on Market Distribution

Current one-to-three-acre listings grouped by market time.

Price per Square Foot

Distribution of active listings with usable living-area data.

Asking Price and Market Time

Each point compares one current asking price with days on market.

Charts represent current active listings only. This segment can include rural family homes, estate-style properties, equestrian homes, wooded acreages, waterfront properties and homes with substantial accessory buildings. A small change in listing mix can therefore move the averages noticeably. Price-per-square-foot analysis uses only records with usable living-area data.

How to Read the Numbers

What Drives Value in the 1 to 3 Acre Market

One-to-three-acre properties sit between conventional large-lot housing and larger rural holdings. Their value is influenced by both the residence and the practical utility of the land.

01

Usable Land

Level, sunny and accessible land may provide more practical value than a larger parcel with steep slopes, rock, wetlands or dense forest. Compare the portion of the property that can actually support gardens, horses, outbuildings or recreation.

02

Servicing

Municipal water versus private wells, septic systems, pumps, treatment equipment, propane and private utility infrastructure can materially affect both convenience and ownership cost.

03

Zoning & Permitted Uses

Buyers should confirm rules governing horses, agriculture, accessory buildings, additional accommodation, home-based businesses and future development rather than assuming that acreage automatically permits these uses.

04

Location & Improvements

Proximity to Victoria, Sidney and major transportation routes can influence demand. Workshops, barns, guest accommodation, fencing, mature landscaping, waterfront and significant views can also create large value differences.

Market Interpretation

Why the 1 to 3 Acre Average Can Shift Quickly

One-to-three-acre inventory is still highly heterogeneous. A modest rural home in Sooke, an equestrian property in Metchosin, a wooded estate in Highlands and a premium North Saanich residence may all fall into the same acreage band while appealing to different buyers and competing at very different price levels.

For that reason, average asking price should be read together with the listing mix. If several high-end waterfront or estate properties enter or leave the inventory, the average can move even when the value of a typical rural home has not changed by the same amount.

Market time can also vary substantially by property quality. Smaller acreages with usable land, good access, practical servicing and strong proximity to Victoria may attract broad demand, while specialized or unusually expensive properties can require a much narrower buyer pool.

Regional Market Differences

Where 1 to 3 Acre Properties Are Found

The one-to-three-acre market changes noticeably across Greater Victoria because land character, servicing, commuting distance and neighbourhood context differ from area to area.

Central Saanich

Buyers may find rural homes, hobby farms, equestrian properties and agricultural holdings with convenient access to Sidney, the airport and Victoria. ALR status, drainage and water can be especially relevant.

North Saanich

Smaller acreage estates can combine privacy with proximity to Sidney, Swartz Bay, marinas and the airport. Wooded sites, waterfront influence, workshops and estate-quality improvements can materially affect price.

Rural Saanich & Highlands

These areas can provide rural living closer to Victoria. Terrain often varies substantially, so driveway access, wells, septic systems, forest cover and usable land deserve close attention.

Metchosin & Sooke

Buyers may find horse properties, wooded acreages, workshops, ocean views and increased privacy. Distance from the urban core and rural property maintenance can become more significant considerations.
