Track current market conditions for age-restricted housing on Vancouver Island north of the Malahat: condos, townhomes, patio homes and manufactured homes where residents must be 55 or older, with asking-price ranges, price per square foot, days on market and active inventory from Vancouver Island Real Estate Board MLS® listings. The figures update as homes are listed, sold or repriced.
55+ market caution: This report blends very different products. A manufactured home on a rented pad is priced for the home alone, while a condo or townhome includes its share of the land, so the mix of park homes and strata homes on the market at any time can move the average price and price per square foot more than any change in demand. Pad rent and strata fees, which are not in these figures, also shape what a 55+ home really costs.

How to Read the Numbers
Understanding Vancouver Island 55+ Market Data
Age-restricted homes are defined by a bylaw or a park’s status rather than by building type, so the statistics cover several separate markets at once.
01
Park Homes Pull the Average Down
Manufactured homes in 55+ parks make up a large share of this report and usually list well below strata homes of similar size, because the buyer rents the land. When several park homes come on the market together, the average price drops even if strata prices hold steady.
02
Oceanside and Nanaimo Lead
Parksville, Qualicum Beach, Nanoose Bay and north Nanaimo supply much of the Island’s 55+ inventory, followed by Courtenay, Comox and Campbell River. Movement in those few communities drives most of the Island-wide figures.
03
Only Listings With an Age Entered
The report counts listings where the youngest permitted resident age is recorded as 55 or more. Age-restricted buildings listed without that field, and older buildings still advertised as adult-oriented but no longer legally restricted, fall outside these numbers.
04
Active Listings, Not Sold Prices
These statistics describe current asking prices and days on market, not sold values. Valuing a specific property takes recent comparable sales in the same community and adjustments for that property.
