Sidney North-East Townhomes for Sale, Street by Street

Each townhome street in north-east Sidney has its own character, so the address shapes daily life as much as the floor plan.

  • Fifth Street is the closest of the group to Beacon Avenue, so complexes here put the shops, services and the bus within a few minutes on foot.
  • Amelia and Rothesay Avenues sit between downtown and the north shore, and several of the newer projects have gone up here.
  • Resthaven Drive leads toward Resthaven Park and the sheltered waters of Roberts Bay, with lawns and a harbour outlook nearby.
  • Harbour Road runs along Tsehum Harbour and its marinas, the natural choice for an owner who keeps a boat.

Walk the street at different times before you buy. Traffic, parking and the feel of a block change more from one end of the north end to the other than the listings suggest.

New & Established Townhomes

North-east Sidney townhomes range from new projects completing on Rothesay, Fifth and Resthaven to well-run established complexes from the 1970s through the 2000s. An established complex often means a larger floor plan and mature landscaping at a lower price per square foot; a newer home means contemporary finishes and fewer maintenance questions. The new builds here include some higher-end homes, which lifts the top of the range.

Strata Documents Matter

Sidney's townhome stock spans five decades, so the questions change with the age of the complex. In a 1970s or 1980s complex near Resthaven Drive, look in the depreciation report for roof, siding and window work and how the contingency fund will pay for it. In a new project on Rothesay or Fifth, compare the first-year budget with the fees owners pay once the strata is running on its own. Check the pet bylaws and any 55-plus age bylaw, and remember that since November 2022 BC stratas can no longer ban rentals.

Size, Layout & Parking

Most north-east Sidney townhomes offer two or three bedrooms, a garage or covered parking and a patio. Look at the orientation, the natural light, how the levels suit your household and where visitor parking sits, since these vary from complex to complex and matter in daily life, especially for downsizers planning to stay put for years.

Main-Floor Living on Flat Streets

Almost all of Sidney is flat or very gently sloping, and that is a quiet advantage for townhome owners who plan to stay into their later years. Groceries on Beacon Avenue, the waterfront walkway and the bus stop can all be reached without a hill. Inside, the layout matters more: a townhome with a main-floor primary bedroom or room for a stair lift will age better than a three-level plan with the bedrooms at the top. If you plan to stay for decades, ask whether a plan has a main-floor bedroom or space for an elevator.

Price per Square Foot for North-East Sidney Townhomes

Price per square foot is a useful comparison, with the newest homes commanding more, though a newer home, a better position and a well-funded strata can justify paying above the raw number. The statistics above show the current average for the area.

Townhomes for Families in the North End

A townhome is often the way a young family gets into a walkable seaside town. The Saanich School District (SD63) runs three schools in Sidney: Sidney Elementary for kindergarten to grade 5, North Saanich Middle School for grades 6 to 8, and Parkland Secondary for grades 9 to 12. Confirm the catchment for a particular complex with the district. Resthaven Park has a playground close to the north-end complexes, and on hot days families head to the spray park at Iroquois Park on Ocean Avenue, which also has a duck pond, a multi-sport court and tennis courts lined for pickleball.

Lock-and-Leave Near the Airport & Swartz Bay

North-east Sidney suits owners who travel or spend part of the year elsewhere. Victoria International Airport is just west of town, with BC Transit routes 87 and 88 running there from Sidney during the day and route 72A adding a few early-morning and late-night trips. Route 72 runs to downtown Victoria and to the Swartz Bay ferry terminal, about six kilometres north. A townhome with a garage and a strata that handles the grounds lets an owner close the door and leave without arranging a gardener.

Walking From a North-End Townhome

The waterfront walkway, about 2.5 kilometres of level, paved path, gives townhome owners a daily loop with views of the Gulf Islands and, on a clear day, Mount Baker. In summer, Beacon Avenue's Thursday evening market is an easy walk from the north-end complexes. Along the shore, the 150-metre Bevan Fishing Pier, a community project begun in 1996, and the Shaw Ocean Discovery Centre make easy outings with visiting grandchildren. For something greener, the KELSET (Reay Creek) Trail follows the town's only salmon-bearing stream from Canora Drive to Peter Grant Park in about 20 minutes, and the Lochside Regional Trail heads south toward Victoria.

Boat Owners & Tsehum Harbour

Tsehum Harbour, at the northern end of Sidney, was the site of a WSANEC village long before the marinas, and today it is the boating heart of the north end. A townhome near Harbour Road lets an owner keep the boat at a marina and walk to it, which helps because a complex's parking rules may not allow a boat or trailer on site. The harbour lies within the Shoal Harbour Migratory Bird Sanctuary, so expect wintering ducks and herons along the shore.

Infill Under Sidney's 2024 Zoning Update

Since late June 2024, Sidney's Zoning Bylaw has let owners in the R1, R1-ESA, R2, R2-ESA and R3 zones build up to three or four dwelling units on a lot. Over time that may add small, townhouse-style projects on former single-house lots in the north end. For a townhome buyer, it is worth checking the zoning of neighbouring lots, since a new building next door could change the light or outlook. The Town's zoning map shows each lot's zone, and planning staff can tell you whether an application is in process nearby.

Who Buys a North-East Sidney Townhome

The typical buyer is a downsizer trading a house for a low-maintenance home near the shops and the sea, a family wanting more space than a condo in a walkable town, or a part-year owner who wants a lock-and-leave home. The mix of new and established complexes keeps choice available at several price points. Buyers moving with a dog or cat can narrow the list on the north-east Sidney pet-friendly condos and townhomes page.
