Small infill projects release three to six homes at once, often at matching prices. When a project lists or sells out, the averages jump.

Micro-studios under $400,000 and new estate homes above $4 million sit in the same search. The overall average describes neither, so use the type-specific pages.

Presales Count Too

Some listings carry a 2026 or 2027 completion year and are still being built. Days on market for these homes reflect a long selling period, not a lack of interest.

Active Listings vs. Completed Sales

The statistics describe what builders and sellers are asking now, not what buyers paid. Check whether GST is included in a new home's price before comparing it with a resale home.
