Search acreage homes, hobby farms and building lots for sale in Otter Point, the rural district along Otter Point Road west of Sooke, with lakes, forest and room to spread out.
Otter Point real estate is about land. Most properties sit on an acre or more, and the area is a mix of hobby farms, forest, family homes and new lots. In late October 2026 there were 28 Otter Point listings: 8 houses, 14 lots and parcels of land, and a handful of commercial and light-industrial properties. The live map and statistics above show what is for sale now.
Otter Point is a rural district rather than a village, with no shops of its own; groceries, schools and services are a short drive away in Sooke. The Otter Point market report tracks prices and recent sales.
Most Otter Point lots are an acre or larger, with space for gardens, animals and shops.
Kemp Lake, Young Lake and working forest land surround the residential roads.
Groups of newly created lots come up regularly for buyers who want to build.
Homes rely on wells and septic, with a local volunteer fire hall on Otter Point Road.
Otter Point properties for sale are a mix of rural houses, land and the occasional business property. The houses are mostly family homes of about 2,500 to 4,300 square feet on large lots, many with extra space for a suite, a shop or animals, and in late October 2026 they were asking roughly $1.07 million to $1.8 million. Land ranges from under $400,000 for smaller parcels to well over $600,000 for larger or better-located lots. A few light-industrial units and commercial parcels round out the listings, because some local businesses operate from the area.
The mix means the overall average price is less useful here than in a typical neighbourhood. Look at houses, land and commercial listings separately, and compare a property with others of the same type and size.
Otter Point is the rural district west of the town of Sooke. The name usually refers to the land along Otter Point Road, a roughly 10-kilometre crescent that leaves West Coast Road (Highway 14) just west of Sooke and rejoins it further west toward Shirley. The rural area begins past the Broom Hill subdivisions and Helgesen Road, and spreads north and south of the main road along side roads such as Kemp Lake Road, Tugwell Road and Clark Road.
The land is rocky and forested, with arbutus near its western limit, bigleaf maple, alder, cedar, hemlock and Douglas-fir. It is dotted with ponds and two larger lakes, Kemp Lake and Young Lake, with McKenzie Lake to the northeast.
Otter Point has always been a place for people who want land. Small hobby farms, horse properties, market gardens and wooded acreages sit side by side, and housing ranges from modest cottages and manufactured homes to large new houses. Locals use a web of informal trails for walking and riding, and the working forest to the north and east, much of it held by a forestry company, has logging roads that are popular with hikers and mountain bikers. If you want room for chickens, a big garden or a woodworking shop, Otter Point is one of the few places in Greater Victoria where that is normal.
Kemp Lake is the best-known lake in the area, with homes around parts of its shoreline. Young Lake is home to a Scout camp, and William Simmons Park is one of the few public parks. For more, the Sooke Potholes, Whiffin Spit and the trails of the Juan de Fuca coast are all a short drive away, and the beaches west of Sooke along West Coast Road are within easy reach.
There are no shops or commercial centres in Otter Point itself, though some residents run small businesses and light industry from home. The Otter Point Fire Hall stands at the corner of Otter Point and Kemp Lake Roads. Most homes rely on private wells and septic systems, so ask for a well flow test, a water quality test and septic records for any house, and confirm water and septic options before you buy land.
Otter Point is outside the District of Sooke, in the Capital Regional District's Juan de Fuca Electoral Area, and has its own Otter Point Official Community Plan. The CRD handles zoning and building permits, and the rules for suites, second dwellings and subdivision differ from those in the town. Confirm what is permitted on a specific property with the CRD before you count on it.
Otter Point is in the Sooke School District (SD62). Students attend schools in Sooke, so check the catchment and school bus route for any address. Almost everyone drives: the town of Sooke is minutes away, Langford is around 35 to 40 minutes east, and downtown Victoria is roughly 50 minutes to an hour depending on traffic on Highway 14.
Otter Point appeals to buyers who want acreage at a lower price than the Saanich Peninsula or Metchosin, families who want animals and space, people building a custom home, and tradespeople who need room for equipment. It is also popular with outdoor people who want the lakes, forest roads and the wild west coast close by.
Otter Point is more rural and more spread out than the town of Sooke, and less coastal than East Sooke. Compare it with East Sooke across the basin, with Sooke acreages and land, and with the whole Sooke real estate market.
