Oak Bay Village Houses for Sale

Detached houses make up the largest part of the market around the village. The oldest are Edwardian and Arts and Crafts houses built in the 1910s, when the streetcar along Oak Bay Avenue made the area an easy commute to downtown. Many sit on Hampshire Road, Monterey Avenue, St. Patrick Street, Victoria Avenue and Milton Street. Later decades added 1920s character homes, 1940s and 1950s houses and ranchers, and in the last fifteen years a steady number of new houses have replaced older ones on streets such as Oliver Street, Transit Road and Hampshire Road.

That range means two houses a few blocks apart can be very different purchases: a restored 1912 house with original details, a mid-century house ready for renovation, and a brand-new house with modern systems and a suite. Comparing like with like, by age, condition and lot, matters more than comparing by street.

Streets Near the Village

North of the Avenue, in North Oak Bay, streets such as Yale Street and Milton Street mix 1910s houses with mid-century homes, and the walk continues toward the Willows area. South of the Avenue, in South Oak Bay, Hampshire Road, Monterey Avenue, St. Patrick Street, Victoria Avenue and Oliver Street hold many of the area's best-known character houses, with Windsor Park and the waterfront a few blocks further on. Houses on either side are within about a 10-minute walk of the shops, so the choice often comes down to the house and the street rather than the side of the Avenue.

Gardens, Trees and Lots

Mature gardens and large trees are part of what buyers pay for near the village. Oak Bay regulates the removal of many trees, including Garry oaks, through its tree protection bylaw, so check the rules before planning to remove a tree for an addition, a garden suite or a new house. Lot size, lane access and the position of the house on the lot all affect what the Infill Housing Program might allow later.

Heritage Houses in Oak Bay

Oak Bay keeps a Community Heritage Register, and owners can apply to have a house designated. Designation goes through the District's Heritage Commission and a bylaw with a public hearing. A designated house needs a heritage alteration permit for exterior work, while interiors are generally not restricted unless the bylaw says so, and owners may qualify for heritage grants for exterior work. There is also a voluntary heritage registry. If a house you are considering is on the register or designated, ask what that means for the changes you have in mind before you buy.

Suites, Garden Suites and Infill

On June 24, 2024, Oak Bay Council adopted its Infill Housing Program, which allows ground-oriented housing at the scale of a house or duplex, including secondary suites, garden suites, laneway homes, townhomes and multiplexes, at maximum densities set on a reference map. The 2025 Official Community Plan's Residential designation also lists single detached houses, duplexes, triplexes, multiplexes, laneway houses, garden suites and secondary suites. For a buyer, that can add value to a house with a large rear yard or lane access, but the rules for each lot differ, so confirm with the District before paying for that potential.

Living in a House Near the Avenue

The appeal is a quiet residential street with the Avenue a few minutes away on foot. Groceries, cafés, restaurants, a pharmacy, the Municipal Hall, the Monterey Recreation Centre and the Oak Bay library branch are all close by. Windsor Park, set aside in 1890, is a few blocks south, and the Oak Bay Marina and Beach Drive are a little further.

Houses close to the Avenue trade a little quiet for convenience, and those near the village core may one day sit next to new four- to six-storey buildings that the 2025 plan allows in the village. Houses a few blocks away on residential streets are usually quieter and less likely to see larger buildings nearby. Street parking near the Avenue can be busy at peak times, so a driveway or garage is worth more here than in many parts of Oak Bay.

Schools & Families

Families buying near the village are within the Greater Victoria School District (SD61), and Windsor Park's playing fields are a short walk away for after-school sport. Oak Bay High School and Monterey Middle School both serve the area, and St. Michaels University School has its Junior School campus on Victoria Avenue. Catchments change, so confirm the schools for any address with the district.

Renovate, Restore or Rebuild

Many buyers near the village face the same choice: restore an older house, renovate it for modern living, or replace it. Restoring a character house keeps the streetscape that makes the area appealing and may qualify for heritage grants if the house is designated. Renovating can add a suite under the Infill Housing Program. Rebuilding gives modern systems and layout but needs permits and must fit current zoning and any heritage rules. A building inspection and a conversation with the District before writing an offer save expensive surprises.

Typical updates in older houses near the village include replacing older wiring, updating original plumbing and heating, adding insulation and checking for an old buried oil tank. Insurers and lenders often ask about these items, so having the answers ready makes both the purchase and the insurance quote easier.

House Prices Near the Village

Older houses needing work are usually the most affordable way to buy a detached house within walking distance of the Avenue, restored character homes sit in the middle and upper range, and new houses usually sit at the top. The live statistics above and the Oak Bay Village market report show current asking prices and recent sales.
