Search detached houses for sale within about 2 km of the University of Victoria: Gordon Head family homes with suites, Cadboro Bay and Mount Tolmie houses, new infill and Uplands estates.
Houses for sale near UVic range from 1950s bungalows to brand-new duplex homes and Uplands estates. In late October 2026 there were 62 within about 2 km of campus, asking from under $900,000 to about $7 million, with an average of more than four bedrooms. The average price was pulled up by a group of Uplands and Ten Mile Point estates, so most family homes asked considerably less.
The live map and statistics above come from the houses near UVic market report, which tracks only detached houses.
Many Gordon Head and Mount Tolmie houses have a suite or self-contained lower level.
New duplexes and houses are appearing under Saanich's 2024 housing rules.
From older bungalows under $1 million to Uplands estates in the millions.
Many houses are a short walk or bike ride from the Ring Road.
The most common house near campus is a 1950s to 1970s bungalow, rancher or split-level in Gordon Head, Mount Tolmie or Cadboro Bay, often with three to five bedrooms and, in many cases, a suite or a lower level that could become one. Recent listings have included homes on Richmond Road, Christmas Avenue, Stanhope Place, Feltham Road, Haro Road, Scolton Road and Dawe Road. Newer houses are scattered through the area, including new duplex-style homes in Cadboro Bay on Telegraph Bay Road and Sinclair Road. In Oak Bay, the Uplands south of campus has large estate homes on Ripon Road and nearby streets.
A suite is the single biggest factor for many buyers near campus, whether they plan to rent it to students, house a relative or help carry a mortgage. Confirm that any suite is legal or can be legalized, look at ceiling heights, egress windows, separate entries and sound separation, and check parking, which neighbours notice quickly in a student area. Since mid-2024 Saanich no longer requires the owner to live in a house with a secondary suite or garden suite.
Saanich's small-scale multi-unit housing rules, in effect since June 30, 2024, allow three to six homes on many residential lots within the Urban Containment Boundary, depending on size and location. That has made older houses on larger lots near UVic interesting to builders and investors as well as families. Oak Bay has its own rules. Check what a specific lot allows before paying a premium for development potential.
Renting rooms or a suite to students can produce steady income, but it is a business. Set rents from verified local comparables, screen tenants carefully, use proper written tenancy agreements, and insure the property as a rental. Remember that shared accommodation where the owner shares a kitchen or bathroom with the occupants falls outside the Residential Tenancy Act, while separate suites and whole-house rentals are covered by it.
Many buyers simply want a family home in a good location, and the area delivers: beaches at Cadboro Bay, Mount Tolmie Park and Mount Douglas Park nearby, the campus's gardens and trails, and schools in the Greater Victoria School District (SD61), which serves both Saanich and Oak Bay. Catchments vary from block to block, so confirm the schools for a specific address.
Much of the housing near campus is 50 to 70 years old. Look closely at the roof, windows, wiring, plumbing, drainage and any oil tank, and at the quality of past renovations and suite conversions. A well-renovated older house can be a great buy; a tired one with an unpermitted suite can be expensive to put right.
